2Please tell us about the good and bad aspects of living in your local area:
The building sits opposite a Co-op that is robbed on a near-weekly basis. Opposite is the Winstanley estate where there was a stabbing recently. Big Yellow Storage dominates the view from multiple floors. This is not Battersea Reach overlooking the river. This is not Richmond or Mayfair. This is not Canary Wharf. The cheapest possible location was chosen and the rent is set as though it were premium. Transport links are fine — Clapham Junction and Wandsworth Town are both walkable. The local restaurant and bar opposite are decent but have sent drunk customers into the building to use resident toilets when their own facilities were broken. That went on for a week before management acted. There are young women living here. Intoxicated strangers walking unsupervised through a residential building at night is a safeguarding issue, not a minor inconvenience. There is a Co-op for basics. Beyond that, the area offers very little for the price you are paying to live here. Street noise is constant. The Co-op's large bin storage area is used 24/7 — collections, deliveries, compactors at all hours. Inside the building, the lobby blasts pop music non-stop. You cannot concentrate in the work-from-home area with S Club 7 and Britney Spears playing on repeat all day every day. Classical or ambient music exists for a reason — it does not overstimulate people trying to work. But that would require someone to think about the resident experience rather than the aesthetic. The music is another example of style over substance — it sounds vibrant when you walk through on a tour, but when you live here and hear it 8 hours a day while trying to work, it drives you insane. For context, ARK Co-living in Canary Wharf — the financial district, centrally located, lower crime, cleaner streets, better views, better facilities that actually work — is cheaper. Around £1,750 all-in. Folk charges more for less, in a worse location, with broken amenities. That comparison alone should tell you everything about the value proposition here.
How has the building management responded to any problems or issues you have raised:
With emails and excuses. Every issue is blamed on a third-party contractor. Every repair is "being looked into" or "waiting on a part." Months pass. Nothing changes. The pattern is always the same — report an issue, receive an acknowledgement, wait weeks, chase it up, be told it is in progress, wait more weeks, eventually it gets a temporary fix that breaks again shortly after. There is no accountability. No ownership. No urgency. If you push harder, you are told "it is in the contract" and that no compensation will be given. Meanwhile hotel guests on the short-stay floor get issues resolved within 48 hours. Management recently started cleaning communal areas by hand themselves as the trash build up is obscene especially out the front of the building — which they presented as going above and beyond. That is not above and beyond. That is the bare minimum of their job, prompted only by the situation becoming so bad it could no longer be ignored. They are pretty useless. the only good ones on the team were Ryan (now left) Kaffi, and Nicco (now left).
Please share one thing (or more) which you wish you had known before you moved in:
That the licence agreement — now reclassified as a tenancy after the Renters' Rights Act forced their hand — was structured entirely to protect Folk and give residents as few rights as possible. That the "all-inclusive" pricing is not all-inclusive. Laundry is £3.80 per load. Drying is £1.80 per cycle. Storage is extra. The mooring room is extra. That adds up fast on top of £1,800+ rent. That the amenities shown on the tour may not be functioning when you move in, and may not be functioning for months or years after. That staff will tell you things are about to be fixed when they have been broken for months. That the marketing photos bear little resemblance to the day-to-day reality of living here. That the building generates £3–5 million a year in rent and cannot fix a washing machine. That no compensation will ever be offered for anything — not sewage flooding the basement, not fly infestations, not lifts being broken for 2 months, not gym equipment being out for 9 months. Nothing. The rent will go up regardless. That the cleaning hours were halved and the building is noticeably dirtier than it was when it opened. That strangers are allowed deep inside the building to use resident toilets and security is essentially non-existent. That some of the positive reviews are from short-term hotel guests, brand ambassadors with rent discounts, or residents reportedly offered free laundry for 5-star reviews. I wish someone had told me to tour the laundry room, the kitchen, and the basement instead of the show flat. I wish someone had told me to talk to residents without staff present. I wish I had known any of this before I signed. Now you do.

5Please tell us about the good and bad aspects of living in your local area:
Very peaceful area that’s quiet and convenient for commuting and is close to many amenities. The only thing that’s a little annoying is it’s tricky to get to any major supermarkets.
How has the building management responded to any problems or issues you have raised:
Any issues have been dealt with promptly and easily. It’s great that there are staff onsite all the time to help with any issues.
Please share one thing (or more) which you wish you had known before you moved in:
How quiet it is - we thought the trains might be a bit noisy but it’s not a problem, more just background noise. And we honestly wouldn’t know we have neighbours at all!

5Please tell us about the good and bad aspects of living in your local area:
Local shops, restaurants and pubs provide a good range of high-quality options within easy walking distance. There are well-kept public green spaces ideal for relaxation. Public transport links are convenient and reliable, with frequent bus services and easy access to the train station. On my street, waste collection runs consistently. Anti-social behaviour is almost non-existent, and traffic noise is minimal. Parking spaces are generally available for residents. It is a pleasant area.
How has the building management responded to any problems or issues you have raised:
The building management team responds to my enquiries quickly and politely. They listen carefully to any concerns I raise, offer practical solutions, and keep me updated on progress until the issue is fully resolved.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is that although the public transport links are generally good, buses can become slightly less frequent during school holidays. This detail is not obvious from a quick visit to the area. I would advise new neighbours to check holiday timetables in advance for their daily commute. Besides, while parking is usually fine on weekdays, a few extra spaces get taken by visitors on Saturday afternoons, so planning ahead for guest parking helps avoid inconvenience.

Please tell us about the good and bad aspects of living in your local area:
This is an excellent location for convenience to Transport links and Hove Life. The only downside is that the location is in an evolving semi commercial rather than 100% residential Spot so on occasions there is some noise from Lorrie’s and other building work at unusual times of the day. I have had to purchase earplugs to ensure a good night sleep
How has the building management responded to any problems or issues you have raised:
I always get a very proactive response, it’s clear that the team really cares.
Please share one thing (or more) which you wish you had known before you moved in:
There is no concierge or maintenance support on Sundays. Whilst being dependent on a Mobility Scooter I find having a larger flat helpful the Flat really has not been designed with DIsability in Mind in the layout of power sockets and the location of cupboards so you have to be ingenius with laying things out yourself to make it work.
Manager's response5Hello Caroline, Thank you for your 5-Star Review. It's great to hear that you find the property to be solid and attractively laid out - and that you are taking advantage of that amazing near 360 vista! It's simply stunning isn't it! We love our sky terraces also. It's lovely to see the evidence that the Team cares; that means a lot and the team and I appreciate hearing this. In respect of the assigned adaptable apartment, this are classified as adaptable to enable the apartment to flex with individual and personal needs; subject to any request landlord approval and associated costs met by the resident. It's great to hear that you are happy and feel looked after and "Thank you" for making Hove Gardens your "home". Kind regards, Serena

5Please tell us about the good and bad aspects of living in your local area:
Location is ideal. Near nature and easy accessible with public transportation. Heard it has been unsafe in the evenings for women.
How has the building management responded to any problems or issues you have raised:
We had troubles with mouse infestation and this has not been handled well. We are raising the issue to the ombudsman.
Please share one thing (or more) which you wish you had known before you moved in:
My experience was excellent the first 3 years and hope the service gets better.
