WHY THIS HOUSE, AND WHY NOW

Many houses in this region are sold as a list of rooms. This one is better understood as a set of routines. There is a quiet place to start the day, a warm place to spend the evenings, and a space outside where time with people slows down. Buyers who look at it in person often say the same thing: they could see themselves living here before they had finished walking round.

It also works in more than one way. You can use it as a full-time home, a second home for long summers and autumn breaks, or a base for a longer project. The furnishing is already done, so the first months are about settling in, not shopping for sofas and beds.

THE MAIN HOUSE

The heart of the home is the open-plan kitchen and living room. It was completely renovated, and the central fireplace gives the room a natural focal point. On cold evenings the fire warms the whole space, and on warm days the room stays easy to live in because of the air conditioning.

There are three bedrooms. They are compact, in keeping with traditional construction in the Beira Baixa region, and that is exactly why they have been planned carefully. Two of them have built-in wardrobes, which keep clothes out of sight and free up floor space. Every bedroom has its own air conditioning unit, so each room can be cooled or warmed to suit the person sleeping in it. A bed placed well and a wardrobe made to measure can make a small room feel complete, often more comfortable than a larger room that is poorly used.

COMFORT ALL YEAR ROUND

The house has been insulated properly. External insulation covers the full façade, the roof is insulated, and double glazing in PVC frames keeps out the heat of dry summers and the cold of winter in the mountains. Combined with air conditioning in the living room and bedrooms, this means the house stays comfortable through the seasons without relying on a single source of heat.

THE ATTIC

Above the main house is an unconverted attic with high ceilings. It is a large, open space waiting for its purpose. It could become a home office, a games room, a reading room or two additional bedrooms. Its structure and walls stay as they are, so the decision is entirely yours.

OUTSIDE: PORCH, GARDEN AND TERRACE

The covered porch at the front is a place to slow down. Sit with a book in the afternoon, or with coffee in the morning, and watch the sun set or rise over the village. The small front garden adds a green touch to the entrance.

At the back, the garden of about 63 m² opens onto open countryside. An orange tree stands in the middle of it, and the view is wide and clear, with nothing between you and the sunset. It is a rare kind of privacy: quiet, open and yours.

The brick terrace is the centre of weekend life. A hand-built wood-fired oven stands at one end, and the barbecue area is beside it. There are two outside sinks, so preparing food and washing up do not interrupt the conversation. Bread made from scratch, meat cooked over embers, and long lunches that go on into the afternoon: this is what the terrace is for.

THE SEPARATE ANNEX

The annex has its own entrance, so guests can arrive and settle in without coming through your home. It has a fully equipped kitchen, a living room with a fireplace, a bedroom, a bathroom and air conditioning. It has its own electricity supply and access, so it works well for visiting family and friends, or for a guest who needs privacy and their own space.

LIFE IN MARTIANAS

Martianas is a small, calm village in the countryside of central Portugal. The pace is slower here, and the community is close. Each 2 years the village hosts its Flower Festival, a good way to meet neighbours and see village life at its most lively.

Despite its quiet setting, the village is well connected by the main road. The house is about 20 Min from Fundão, about 30 min from Castelo Branco and about 15 min from Penamacor. Lisbon is about two and a half hours' drive away, which makes the capital an easy day trip or weekend visit.

WHO THIS HOME SUITS

This house suits people who want more space and more calm than a city apartment can offer, and who value a home that is ready to use. It works well for a family looking for a country home, for a couple who want a retreat for weekends, for someone who wants a second home in Portugal, and for buyers who want to build a small guesthouse or rental income in the future, subject to licensing.

NEXT STEPS

The house is priced at 140,000 and offered with full ownership. Viewings can be arranged by contacting us, and we aim to reply within 24 hours. We are happy to share additional information, including documents, photographs and the energy certificate, before your visit so you can plan your trip with confidence.
