Description

I met the owners of 38 Lapworth Drive and immediately liked them. They're a lovely couple, full of personality, and you can tell within minutes of talking to them just how much they've enjoyed living here.

And I think that's important because they're not moving because they don't love their home anymore. Quite the opposite, actually. They've loved it, looked after it and enjoyed their time here, but they're now at a stage in life where they'd like something a little easier to manage.

They've already found their next property, which is exciting for them, and now it's about finding someone who's going to enjoy this home just as much as they have.

So, let me tell you why I think you should come and have a look.

First of all, it's a detached bungalow, and I know just how many people are looking for one. Particularly if you're thinking about downsizing, because there's a big difference between wanting a smaller home and wanting to compromise on everything you've worked hard to have.

And that's what I like about this one. You can simplify life without feeling like you're giving everything up.

The bungalow itself is ready to move into. It's been really well cared for, and there's a lovely feeling about the place. Nothing complicated, nothing you need to spend months sorting out before you can settle in. Just a really nice home that you can move into, put your furniture in and start enjoying.

You've got a separate living room, somewhere to put your feet up in the evening, watch the television, read a book or have the family round. It's a comfortable space that feels like somewhere you'd genuinely enjoy spending time.

Then there's the kitchen diner, which I think is such an important room in any home. Having somewhere to cook and sit down together makes everyday life that bit nicer. Whether it's breakfast in the morning, a cup of tea with a friend or everyone coming over for Sunday lunch, you've got a proper space to enjoy it.

There are three bedrooms too, and this is where I think the bungalow gives you some really good options.

If you're downsizing, you might only need one bedroom for yourselves, but that doesn't mean you don't want somewhere for the grandchildren to stay, family to visit or even a room to turn into an office or hobby space. Having three bedrooms means you can make those decisions yourself rather than having to compromise.

You've also got a shower room, which makes a lot of sense for anyone looking for practical, everyday living.

But one of the things I'd really encourage you to come and see is the garden.

It's a lovely size, beautifully neat and clearly somewhere the owners have taken pride in. There's enough room to enjoy being outside, have friends and family over or simply sit with a coffee and enjoy your own space.

And I think that's what so many people want when they downsize. They don't necessarily want to give up having a garden. They just want a home that suits the way they want to live now.

Outside, you've also got a large driveway and a garage, which are two things I think are easy to take for granted until you move somewhere without them. Plenty of room for parking, useful storage and all those everyday practical things that make a house work.

Now, I know I've spoken quite a bit about downsizing, because I genuinely think this bungalow is going to appeal to that market. But I wouldn't want families to overlook it either.

If you're looking for a detached home in Sutton Coldfield, with three bedrooms, a great garden and everything on one level, this could make a lot of sense.

Particularly when you consider the location.

Lapworth Drive puts you in a really convenient part of Sutton Coldfield, with New Oscott and Boldmere nearby and plenty of shops, supermarkets and everyday amenities within easy reach. You're also well placed for getting around Sutton Coldfield and into Birmingham.

And for families, New Oscott Primary School is another reason to take a closer look. It's a school that really catches my attention, and having it nearby is something I think will appeal to plenty of buyers. Of course, you'll want to check admissions and catchment arrangements directly with the school.

There's also Sutton Park within easy reach, which is one of my favourite things about living in this part of the world. Whether it's walking the dog, getting out with the children or just enjoying some fresh air, having that amount of green space nearby is a real bonus.

But coming back to the bungalow itself, I think the thing that makes this one special is how straightforward it all feels.

It's detached. It's got three bedrooms. There's a proper kitchen diner, a separate living room, a lovely garden, a garage and a generous driveway. It's ready to move into, and it's been a much loved home for people who have clearly enjoyed their time here.

The owners have found somewhere they're excited to move to, and I would absolutely love to find them buyers who are just as excited about moving into Lapworth Drive.

Maybe you're looking to downsize and have been waiting for a bungalow that feels right. Maybe you're a family looking for a detached home in a great location. Or maybe you've simply been searching for somewhere that feels like home the moment you walk through the door.

Whatever your reason, I'd love to show you around.
