The property occupies a prominent position on the west side of Cardigan Lane, within the established residential suburb of Burley, approximately 1.6 miles (2.6 km) north-west of Leeds City Centre. The surrounding area is predominantly residential, with local amenities and excellent public transport links readily available, with Burley Park Train Station under 0.25 miles (0.6 km) away. The site adjoins Burley St Matthias C of E Primary School to the south.

The site is not allocated within the Leeds Site Allocations Plan and its size and location contribute to its strong potential for residential redevelopment, subject to obtaining all necessary planning permissions. The site is occupied by a range of predominantly single-storey buildings that have an approximate floor area of 1,000 m² and has remained vacant since May 2016. The buildings have been subject to significant vandalism and are unable to be viewed internally; purchasers are required to undertake their own investigations.
