Description

If you'd rather have cows 🐄 for neighbours than people, this might be the house for you.

There's a farm directly opposite, and it's your only neighbour. Beyond that it's fields, hedgerows and approx. 2.89 acres that are all yours.

THE LAND

Go through the gate and the paddock runs away from the house. The further down you walk, the more the countryside opens up around you. Right at the bottom there's a little wooded area with a stream running through it. Stop for a minute and just listen.

The land has its own separate gated access at the bottom, so you can get onto it without coming through the garden. Whether you're thinking dogs, chickens, veg beds or just your own bit of nature, this is where the dream starts.

THE HOME

The house is empty and chain free and ready for someone to make it their own. It needs updating, and I'm not going to pretend otherwise. But forget what's here now and look at the space.

The two main rooms downstairs each run the full depth of the house. The living room is over 23ft long and dual aspect, with windows at both ends, a feature fireplace and exposed beams. Across the hall, the kitchen diner is over 23ft long too and widens to over 17ft, plenty of room for the kitchen you've always wanted and a big table for everyone to sit round.

Upstairs, bedrooms one and two are both generous doubles and bedroom three is a good size. Bedroom four is smaller, so it would make a lovely nursery, a home office or a dressing room. The family bathroom has both a bath and a separate shower.

The oil boiler was reportedly installed in early 2024, so one big job is already done.

THE GARDENS

The house sits in its own gardens, mainly lawn to the front, side and rear, with mature shrubs and trees. Wrought iron gates on either side of the house lead you round the back, and there's off street parking for four cars. Out the back there's a covered area with an outside WC, a storage shed and the boiler shed, which is handy when you're coming in from the land with muddy boots.

THE LOCATION

It's properly rural without being cut off. Pontyberem, with its shops, primary school, doctors and pharmacy, is around 10 minutes away. Cross Hands and the A48 are approx. 15 minutes away, with Carmarthen and the M4 beyond.

If you've been looking at smallholdings and thinking you just can't afford one... maybe you can.

About eXp UK, Wales

114 St. Martin's Lane London WC2N 4BE

eXp UK are the newest estate agency business, powering individual agents around the UK to provide a personal service and experience to help get you moved.

Here are the top 7 things you need to know when moving home:

Get your house valued by 3 different agents before you put it on the market

Don't pick the agent that values it the highest, without evidence of other properties sold in the same area

It's always best to put your house on the market before you find a property

The estate agent acts for the seller and is there to get the seller the best price possible

Understand the length of time it can take - 14 weeks from when you accept an offer, or have an offer accepted to move in! A long time!

It can get stressful, but speak to your agent and your solicitor and they will put you in the picture

Be nice to estate agents - we're pretty nice people, offer some great advice and will help to get you moved ;-)
