Description

GUIDE PRICE: £260,000 - £280,000

All the convenience of Hagley Road West. None of the hassle.

This semi-detached home just off Hagley Road West gives you far more space than you’d guess from the street. It covers around 1,210 sq ft over three floors, and a loft conversion has turned the top floor into a private main bedroom suite with its own en-suite shower room. On the ground floor, a front lounge and an open kitchen/dining room lead into a lean-to across the back of the house. Outside there’s a block-paved driveway at the front, and a private garden at the back with a detached garage at the far end.

We asked them what made them buy it...

“It was the plot, the layout, the road and the local area. The neighbours are friendly. Everything you need is nearby: shops, takeaways, restaurants, barbers, supermarkets, gyms, even the cinema. There are plenty of good primary and secondary schools around here, and it’s very easy to get to places by bus or car. The house combines modern with traditional design, in a very friendly and warm neighbourhood with excellent local amenities.”

What about the house itself?

“My first impression was the nice, large bedrooms, the big through lounge and kitchen, and a good-sized, private back garden. It’s an excellent layout that works for everyday living. I opened up the kitchen and lounge to create more space downstairs. Then I had the loft converted into a third bedroom with an en-suite. It added more living space and a bit of luxury. It’s an extra area to chill out, and it works as a guest bedroom too. That’s the feature guests always comment on. I wake up to an excellent view of the surrounding area. I spend most of my time in the living room, which is very cosy on winter evenings, and in that en-suite bedroom. The garden is for quiet mornings, summer entertaining and barbecues, and the lean-to is a very private, relaxing space. I use the garage at the back of the garden as a gym. And the bathroom was updated last year.”

Our agents say...

The top floor is the surprise here, and it’s a great one. The main bedroom has the whole floor to itself, with its own shower room, so it feels like a hideaway at the end of the day. It’s also somewhere guests can stay without anyone tripping over each other. On the first floor there are two more bedrooms. One has built-in wardrobes, and the front bedroom is currently set up as a home office with a cable broadband connection. Next to them is a family bathroom that was updated recently.

Downstairs works just as hard. The front lounge is where you’ll want to be on winter nights. At the back, the kitchen and dining room are one open space, so whoever’s cooking isn’t cut off from everyone else. The lean-to runs across the back of the house, giving you a relaxed spot to enjoy the garden all year, and it has a handy store off it. Out back, the garden is private and easy to enjoy, with room for barbecues and summer evenings outside. The detached garage at the far end can be reached from the rear. Use it for storage or a workshop, or carry on the current owner’s idea and turn it into your own home gym. At the front, the block-paved driveway gives you off-road parking.

Then there’s the convenience. Living here means having just about everything close by. The Toby Carvery on Hagley Road West is a short walk away, with takeaways, restaurants, barbers and local shops all nearby. The Art Deco Reel cinema in Quinton and larger supermarkets are just a short drive. The number 9 bus runs along Hagley Road West into Birmingham city centre one way and out to Halesowen and Stourbridge the other. Drivers have the M5 close by, and Rowley Regis station is within easy reach for the train. When you want some green space, Lightwoods Park and the shops of Bearwood and Harborne are a short drive away. Whether you’re a first-time buyer, a young family or working from home, this house will make daily life easier. Get in touch today and come and see that top floor for yourself.
