Description

Summary
Room to grow, sea glimpses to enjoy, and a garden that catches the evening sun.

The current owners have loved living here so much and have upgraded this house to make a super family home. This is a spacious four bedroom home at the head of a quiet cul-de-sac. Downstairs there's a light-filled vaulted entrance hall, a lounge with a feature log burner and a spacious dining room for six to eight people. There's also an impressive dual aspect kitchen with lantern roof light, a utility room, a study/further bedroom and a downstairs WC.

Upstairs are four bedrooms. Three are doubles, including the main bedroom with its own ensuite spa bathroom. The front bedrooms have distant sea glimpses over St Austell Bay. Outside, there's driveway parking for three to four cars and an enclosed rear garden with a sunny raised deck and large wooden storage shed.

What we love
An extended family home at the head of a cul-de-sac
The striking entrance hall with its high vaulted ceiling
The kitchen, with space for a range cooker and an American style fridge freezer, and a lantern roof light that floods the room with light
The utility room
The study/bedroom 5, which is ideal for working from home or guest room
The main bedroom's ensuite with a spa bath and a double shower
Distant sea glimpses of St Austell Bay from the front bedrooms
The raised timber deck, which gets sunshine from morning into the evening
Driveway parking for three to four cars

You reach the house by a tarmac driveway with parking for three to four cars. Steps lead up to the front door, which opens into an impressive entrance area with a high vaulted ceiling and built in shoe storage. An archway leads through to the main hallway, where stairs lead to the first floor.

The lounge is a spacious room with a window to the front, wood effect flooring, a feature log burner and  an archway opens into the dining room. This is another generous space, with sliding patio door to the garden. Two further archways connect it to the kitchen, so the ground floor works well as an open, sociable layout.

The kitchen is a real showpiece. It has tiled flooring and is dual aspect, with a door to the garden, a window to the side and a lantern roof light that brings in plenty of natural light. It's fitted with a range of modern units, ample worktop space and an inset sink with a mixer tap. There's space for a range style cooker with a wall mounted hood above, an integrated dishwasher and space for an American-style fridge freezer. A rear porch houses the combination boiler.

From the kitchen, a side door opens into the utility room. With window to the front and a door out to the driveway. It's fitted with units and a sink, and there's space for a stacked washing machine and tumble dryer. There's also an extractor fan.

An inner lobby off the kitchen leads to a downstairs WC and a study/bedroom 5 which makes this house a great choice for home workers or a growing family.

The landing has a loft hatch and doors leading off to

Bedroom one is a front-facing double with distant sea glimpses. Its ensuite has slate style tiled flooring and a modern white suite: a spa bath, a double shower cubicle with a mains shower, a WC and a vanity basin with a mosaic tiled worktop.

Bedroom two is a front facing double with distant sea glimpses.

Bedroom three is another double room overlooking the rear garden.

Bedroom four is a front facing single with sea glimpses, currently used as a craft room.

The shower room, which was previously the family bathroom, has tiled flooring and a large corner shower cubicle with a mains shower, WC, a vanity basin with a mixer tap, a chrome heated towel rail and a window to the rear.

Outside

The rear garden is enclosed by fencing. It has a patio area next to the house, and the rest is mostly laid to lawn. A raised timber deck in the top right hand corner gets sunshine throughout the day and into the evening. There's space for a storage building, and gates lead back to the driveway and the front of the house.

Please note: the neighbouring property has a right of access across the left hand side of the driveway to reach its own driveway.

Location
Hallane Road is in an established residential area of St Austell, and the house sits at the head of a cul-de-sac. Shops, supermarkets, schools and leisure facilities are all within easyy reach. St Austell's mainline railway station and the A390 give easy links across Cornwall and further afield. The beaches, coastal paths and harbours around St Austell Bay are all within easy reach, so it's a good spot for family life by the coast.
