Description
The open-plan kitchen, living and dining room is a welcoming heart to the home. Measuring over 19ft, there’s ample space for comfortable seating and a dining table, creating a sociable setting for everyday life and evenings with friends. Wood-effect flooring brings warmth to the room, while generous glazing draws in natural light and a glazed door opens onto the private balcony. The modern fitted kitchen combines sleek handleless cabinetry with generous preparation space, built-in cooking appliances and neatly integrated lighting. Its open layout keeps you connected with family and guests, whether preparing dinner or enjoying a relaxed weekend breakfast.
The balcony offers a lovely extension of the living space, with room for outdoor seating, a table and planting. At the other end of the flat, a substantial private patio stretches across the bedrooms, providing another inviting spot to unwind outdoors. The well-maintained communal garden adds further space to enjoy, with established planting and seating areas.
All three bedrooms are good-sized doubles, each benefiting from fitted storage. The principal bedroom is particularly spacious, with direct access to the patio and its own contemporary en-suite bathroom, complete with a bath and overhead shower. The remaining bedrooms offer plenty of flexibility for family, guests or working from home, while a separate shower room is conveniently accessed from the hallway.
Storage is a real strength throughout, with hallway cupboards and a dedicated walk-in storage room fitted with shelving and hanging space, helping keep everyday belongings neatly organised. Bike storage within the building adds another practical benefit to this spacious and welcoming home.
Malt Court is ideally placed to enjoy the lively St James neighbourhood, with excellent transport connections close to your doorstep. St James Street station is just a short walk away, offering direct London Overground services to Liverpool Street on the Weaver line. Walthamstow Central is one stop in the opposite direction for the Victoria line, while nearby Walthamstow Queen’s Road provides Suffragette line connections towards Gospel Oak and Barking Riverside.
There’s plenty to enjoy locally, from picking up pastries at Weirdough Bakery, to meeting friends at CRATE St James Street. This welcoming hub brings together independent businesses, food outlets and the Untraditional Pub, giving you an appealing choice for a relaxed lunch or evening out. Walthamstow High Street and its famous market are also within easy walking distance, putting everyday shopping and a bustling mix of traders close at hand.
For a change of pace, St James Park offers green space for a stroll or a quiet moment outdoors. Head towards Coppermill Lane for longer outings around Walthamstow Wetlands and the wider Lea Valley, where walking and cycling routes provide a welcome escape from the bustle. It’s a location that brings together neighbourhood character, convenient connections and plenty of ways to enjoy your downtime.
A word from the Vendor:
Welcome to our much-loved home.
We’ve absolutely loved living here and, in particular, it’s been such a wonderful place to raise our little boy from a baby into a toddler.
One of the things we’ve loved most is the location. The station is just a three-minute walk away, and you can be in Liverpool Street in around 13 minutes, which has made getting into central London incredibly easy. At the same time, you have everything you could want right on your doorstep, from brilliant independent coffee shops and bakeries to lovely parks, family-friendly cafés, classes and soft plays.
It really is such a fantastic place for families, and we’ve loved being part of the Walthamstow community.
