Description

Comment from Robert Reed of Gascoigne Halman

It has been a joy to see Kelsall flourish in the twenty three years I have worked in the area and firmly establish itself as one of the most popular villages in the locality. This particular house enjoys elevated views towards Wales that are difficult to better.

Grub Lane is a relatively narrow residential single track road in the very centre of the village. The lack of curb or pavement means that there is rarely much traffic, no cars parked on the lane and it is very peaceful. Yet within just a couple of minutes walk you are in the village centre, with it’s extensive amenities. What a fantastic combination!

The subject property is a detached cottage of significant history, character and appeal which has been enjoyed by the present owners for twenty seven years. It has been thoughtfully extended and enhanced through the years, with the outstanding single storey orangery the most recent tasteful addition. There are also three reception rooms, each packed with character and period features. The breakfast kitchen has space for a table and chairs. At first floor there are four bedrooms, each with fitted storage, served by a bathroom and shower room.

Externally the gardens are elevated and tiered and an absolute delight, leading to a flat area at its highest point, providing and amazing setting for family time and entertaining friends. The gardens are superbly stocked, very private and have wonderful views. There is a delightful summer house and also a greenhouse.

For a personal description of the property or to arrange a viewing, please contact myself or the Gascoigne Halman Tarporley office.

Accommodation and dimensions

As detailed on floorplan and below.

Location

Kelsall is an extremely popular semi-rural Cheshire village that combines a central location, excellent day-to-day amenities and a superb position amidst some of Cheshire's most picturesque countryside.

Within the village there is a large Co-operative convenience store, a renowned village butcher, pharmacist, ladies hairdresser and hugely popular coffee shop. More over there is an active community hall, state of the art 2023 build Doctors surgery, Vets practice, well attended and comprehensively reordered Parish Church as well as a Methodist chapel.

Recreationally Kelsall features tennis courts, playing fields with specialist children's play area and a wonderful collection of walking routes in the surrounding countryside, especially the well-known Sandstone Trail. The area as a whole has access to glorious countryside and places of significant interest that include ancient castles, boating facilities on nearby canals and the outstanding Delamere Forest.

There are a number of pubs in the village, but worthy of particular attention is that in recent times Brunning & Price have completed their full refurbishment of the pub in the centre of the village, The Morris Dancer. This outstanding public house/restaurant has already been met with wide acclaim and is worthy of inspection along with The Boot Inn, famous to all locals for the amazing homemade pies!

For those with educational needs, Kelsall has an outstanding Ofsted rated primary school on Flat Lane, which in turn feeds into the nearby outstanding Ofsted rated Tarporley High School. There are other well regarded schools in the villages surrounding including Kings & Queens of Chester, Abbeygate and The Grange, all accessible by bus.

Anyone needing to commute will find great transport links to the M56, M6 and M53. The A49, A51 and A55 all link to key areas of commerce and interest, including Liverpool, Manchester, Warrington, Wrexham, and nearby Chester. Rail services from nearby village stations including Delamere and Hartford allow further access to the North West. Two international airports can be located within 45 minutes drive - Liverpool John Lennon International Airport and Manchester International Airport.

Directions

From our office in Tarporley turn left heading out of the village in the direction of Chester and take the second main turning on the right onto Utkinton Lane. Proceed through the village of Utkinton and at the T-junction turn right in the direction of Kelsall passing the Willington Hall Hotel on the left hand side. As you enter the village proceed to the end of the road and at the T-junction turn right onto Church Street. Go straight across Chester Road. Turn right into Old Coach Road and immediately left into Earles Lane. At the Chapel turn sharp right then take left bend into Grub Lane. The property is further up on the right hand side.
