Description

This beautifully extended three-bedroom Victorian home offers approximately 1,426 sq. ft. of thoughtfully designed living space, combining original character with stylish modern touches. Arranged over three floors, with a generous kitchen/diner, impressive principal bedroom suite and a versatile garden room, this is a fantastic family home in one of Walthamstow’s most vibrant and well-connected locations, offered for sale with no onward chain. From the outside, the attractive brick façade, traditional bay windows and striking blue front door create a lovely first impression. Inside, the spacious 24ft through lounge is full of character, with high ceilings, original timber flooring, decorative coving and an exposed brick fireplace creating a warm and welcoming space. The generous proportions provide plenty of room for relaxing, entertaining and family life, while the large bay window brings natural light into the front of the house. To the rear, the extended kitchen/dining room is the real heart of the home. Stretching over 20ft, this beautifully designed space features a combination of navy and white cabinetry, wooden worktops and a substantial central island, providing plenty of storage and preparation space. Skylights bring additional natural light into the room, while the generous dining area sits beside full-width glazed doors that open directly onto the garden. It's a wonderful space for everyday family meals, weekend gatherings and entertaining friends, with the garden becoming a natural extension of the kitchen during the warmer months. A ground floor WC adds further practicality. Upstairs, the first floor offers two well-proportioned double bedrooms, including a generous bay-fronted bedroom with attractive exposed brick detailing. The family bathroom is particularly impressive, featuring a freestanding roll-top bath, separate walk-in shower, traditional-style fittings, patterned flooring and a striking exposed brick feature wall. A dedicated utility room provides a practical space for both a washing machine and tumble dryer, alongside a sink and fitted cupboards for additional storage, keeping everyday laundry neatly tucked away from the main living areas. Occupying the entire second floor is the principal bedroom suite, offering a wonderful sense of space and privacy. The generous bedroom features skylights and a Juliet balcony, while a separate dressing area provides extensive fitted storage. An en-suite shower room completes this impressive top-floor retreat, creating a comfortable and practical space away from the main living areas. The property also benefits from a smart heating system, with app-controlled radiators allowing individual rooms to be heated as needed. This energy-efficient feature offers greater control over household heating and the potential for significant savings on energy bills during the colder winter months. Outside, the rear garden measures approximately 23ft in length and has been thoughtfully arranged for low-maintenance enjoyment, with space for outdoor dining, relaxing and children's play. At the far end sits a substantial garden room, complete with power, plumbing and its own WC. Currently arranged as a home office, it offers excellent flexibility for anyone working from home, pursuing a hobby or needing occasional guest accommodation, subject to any necessary consents.

The location is another major highlight. Blackhorse Road station is just moments away, offering Victoria line and London Overground connections, making journeys across London wonderfully convenient. The surrounding neighbourhood has become one of Walthamstow's most exciting destinations, with the popular Blackhorse Beer Mile home to independent breweries, lively taprooms and an ever-changing selection of street food. For those who enjoy the outdoors, the beautiful Walthamstow Wetlands are close by, offering acres of open space, waterside walks and cycling routes. Walthamstow's famous market, independent shops and cafés are also within easy reach, while nearby St James Street provides Overground services into Liverpool Street. With a thriving local community, excellent transport links and plenty of green space nearby, it's easy to see why this part of E17 is such a popular place to call home. Full of personality, beautifully extended and designed with modern family life in mind, this is a home that offers an excellent balance of character, space and everyday practicality, all in a fantastic Walthamstow location.

a word from the current owners:
"We've spent so many happy years in this house. We love to host, and it has been a wonderful home for it. In summer, we open the folding doors and the kitchen and garden become one large space, perfect for barbecues. The children have had plenty of room to play and grow, and the size of the house makes everyday family life so enjoyable.
Living here has made commuting to work so much quicker and more pleasant. Blackhorse Road station is just a couple of minutes' walk away, and the Victoria line gets us into central London in no time. Stoneydown Park is only 30 seconds from our front door, and with children, being able to pop to the playground whenever we like has been priceless. There are great schools very close by, and the Wetlands are right on our doorstep for weekend walks and bike rides.
We're only leaving our home because our next adventure is taking us abroad. Most of all, we'll miss our neighbours, who have made this street feel like a real community. We hope the next family loves it here as much as we have."

Industry affiliations:

Proudly rooted in East London since 1992, Central Estate Agents has grown hand-in-hand with the communities we serve.
