Location
Wells is the smallest city in England and offers a vibrant high street with a variety of independent shops and restaurants as well as a twice weekly market and a choice of supermarkets including Waitrose. Amenities include a leisure centre, independent cinema and a theatre. Bristol and Bath lie c.22 miles to the north and north-east respectively with mainline train stations to London at Castle Cary (c.11 miles) as well as Bristol and Bath. Bristol International Airport is c.15 miles to the north-west. Of particular note is the variety of well-regarded schools in both the state and private sectors in Wells and the surrounding area.

Kidder Bank is a quiet area on the popular east side of the city and is within easy reach of both a popular primary school and a garage/general stores with post office. Wells Blue School and Wells Cathedral school are also within easy walking distance.

Directions
From Wells city centre follow signs for the Horringtons B3139 into St Thomas Street. Continue into Bath Road and take the next turning left into Hawkers Lane. A through porch with a door leading to the rear garden shelters a door into the entrance hall. There is a useful storage area accessed from the hall. The first door on the right leads into the kitchen with a range of attractive wall and base units with a wood-effect work surface. There is plumbing for a dishwasher and space for a fridge freezer as well as room for a small table.

Next door is the sitting room which has a large picture window overlooking the attractive wooded area beyond the garden. There is a feature gas fire and wooden flooring in this light and airy room and stairs run down to the lower ground floor level which has been adapted to provide a living room with direct access onto the garden and the provision for the re-siting of the kitchen to this level if required. A cupboard also contains a wall mounted gas fired boiler supplying central heating and hot water. Off the living room is a utility room also leading to a cloakroom with W.C. There is also access to a further area of storage which could, with some work, provide further accommodation (subject to the necessary consents). There is also the possibility of a third bedroom to be created downstairs or for the kitchen to be re-sited to make a spacious kitchen dining area with plumbing already in situ.

On the upper level of the property there are two double bedrooms and a shower room.

To the front of the property there is a lawned garden and hardstanding for two cars in tandem which also gives access to a single garage. The rear garden has a good sized area of patio which leads to two lower levels of garden which have been gravelled for easy maintenance. Beyond the garden there is a steep cutting which is wooded and provides a wonderful home to a variety of wildlife.

Identity Verification
To ensure full compliance with current legal requirements, all buyers are required to verify their identity and risk status in line with anti-money laundering (AML) regulations before we can formally proceed with the sale. This process includes a series of checks covering identity verification, politically exposed person (PEP) screening, and AML risk assessment for each individual named as a purchaser. In addition, for best practice, we are required to obtain proof of funds and where necessary, to carry out checks on the source of funds being used for the purchase. These checks are mandatory and must be completed regardless of whether the purchase is mortgage-funded, cash, or part of a related transaction. A disbursement of £49 per individual (or £75 per director for limited company purchases) is payable to cover all aspects of this compliance process. This fee represents the full cost of conducting the required checks and verifications. You will receive a secure payment link and full instructions directly from our compliance partner, Guild365, who carry out these checks on our behalf.
