Please tell us about the good and bad aspects of living in your local area:

The location is very convenient with great transport links. Willesden Junction is nearby, as well as White City and Shepherd’s Bush, making it really easy to get into Central London and other parts of london. Westfield is also close by, so there’s a huge range of shops, restaurants and amenities within easy reach. There’s an affordable car parking facility right next to the building, which is really useful. You can hear some noise from the trains behind the building during summer when windows are open, but personally I haven’t found it to be a deal breaker and overall the convenience of the location outweighs this.

How has the building management responded to any problems or issues you have raised:

Any issues I’ve raised have always been dealt with in a reasonable timeframe. The front desk team are particularly helpful and are always available to assist or point you in the right direction. Communication is good and I’ve never felt like I’ve had to chase excessively to get something sorted.

Please share one thing (or more) which you wish you had known before you moved in:

Probably how useful the facilities and front desk team would actually be. The gym is much better and bigger than I expected and I use it regularly. I’d also say it’s worth knowing that you can hear the trains from some parts of the building, but you get used to it quite quickly and it hasn’t been a major issue for me.

Please tell us about the good and bad aspects of living in your local area:

Love living here, there are very nice facilities and the flat is lovely and spcaious, as well as perfect transport links in London. The locals here are lovely too.

How has the building management responded to any problems or issues you have raised:

The management and staff within our building Edmund point go above and beyond, especially Mandy! We reported an issue to her for our door fob not working/key cards not letting us in, and within 5 minutes she came up herself and sorted the issue for us straight away, no hassle. We are very appreciate of Mandy’s service today! The reception team is super helpful with any issues.

Please share one thing (or more) which you wish you had known before you moved in:

We wish we had moved here in here sooner as the building facilities accomodate our lifestyle very well in terms of convenience as well as the transport to our jobs in London.

Please tell us about the good and bad aspects of living in your local area:

Tranquility and calm are too good aspects about living in this area. Another good aspect of living in the area is the accessibility to public transport. We have a bus stop right outside the building and easy access to White City station or Walton Junction. On a lesser good side we do hear the train when the windows are open and we do get a lot of dust from living near a railway.

How has the building management responded to any problems or issues you have raised:

Very good at times, not so good at other times. We did experience a miscommunication situation Last Winter doing the power cuts

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about how loud the train would be with the windows open.

    Manager's response

HI Michael. Thank you for your review of your experience living at Mitre Yard. We’re delighted to hear that you’ve enjoyed the development, particularly the communal facilities, convenient transport links, and the support provided by our reception team. We’ll be sure to pass your kind words on to the team, who will be pleased to know they’ve made a positive difference to your day-to-day experience. We also appreciate your honest feedback regarding the train noise, dust, occasional lift and power issues, and the communication challenges experienced during last winter’s power cuts, and would like to thank you for your patience whilst we got to the bottom of the third party issue. We understand how important clear communication and reliable services are, and we’re sorry that on this occasion we didn’t always meet your expectations. Your comments are valuable and help us identify areas where we can improve. We’re pleased that you’re enjoying your home and we will continue working to provide the best possible living experience for all our residents.

Please tell us about the good and bad aspects of living in your local area:

The area is honestly one of the biggest downsides of living here. There are basically no proper supermarkets nearby, barely any good restaurants or cafés, and not really any nice places around where you can just go for a walk, eat, shop or actually do something. You end up having to travel somewhere else for almost everything. Transport is also way less convenient than it looks on a map. Getting to the nearest stations takes ages, especially when you’re doing it regularly, and relying on the buses is frustrating because they can be late or inconsistent. For somewhere in London, it somehow manages to feel weirdly disconnected from everything. After living here, I definitely wouldn’t choose this area again, especially considering how much you’re already paying in rent.

How has the building management responded to any problems or issues you have raised:

Honestly, terribly. Issues are either ignored, take forever to resolve, or you have to keep chasing management yourself. Communication is dismissive and it constantly feels like tenants are the inconvenience. When I raised a serious issue, instead of feeling listened to or supported, I was met with changing explanations and an attitude that made the whole situation even worse. It genuinely feels like I work for the management and concierge rather than them providing a service to the people paying to live here.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew that the nice apartments don’t reflect the actual experience of living here. Once you move in, you realise how often things go wrong, how long basic problems can take to be fixed, how messy the parcel situation can be, and how inconvenient the location actually is. Most importantly, I wish I knew what dealing with management would be like. I definitely would not have moved here if I knew beforehand, and I’d seriously recommend speaking to current residents rather than judging the building from a viewing.

    Manager's response

Hi Baker, Thank you for taking the time to share your feedback. We are genuinely sorry that your experience at Edmund Point has left you feeling disappointed and unsupported. We recognise your frustrations regarding maintenance delays, communication and the management of communal areas, and we acknowledge that there are areas where your experience should have been better. We are particularly sorry to hear how the incident involving your guest made you feel. Resident safety and security are important to us, but these matters should always be handled professionally and sensitively. Given the nature of the incident, we would not discuss the details publicly, but we take the concerns you have raised seriously. It is disappointing that your experience ultimately contributed to your decision to leave. We appreciate your feedback and will use it to help improve the service and resident experience at Edmund Point.

Please tell us about the good and bad aspects of living in your local area:

The location is often described as well connected, but in reality it is far less convenient than expected. While there are transport links in the wider area, access to them is not straightforward and daily commuting takes more effort than the marketing suggests. Walking routes to stations are not particularly pleasant or direct, which reduces the practicality of the location. The constant noise from nearby trains further affects the living experience. Combined with the surrounding industrial environment of Scrubs Lane, the area feels more like a transport corridor than a comfortable residential neighbourhood, limiting its overall appeal for long term living.

How has the building management responded to any problems or issues you have raised:

Reception and building management were, in my experience, one of the weakest parts of living here. Interactions at reception were often unhelpful and at times outright rude. Rather than feeling supported as a resident, it frequently felt like raising issues was inconvenient for staff. Maintenance response was inconsistent. Some problems were acknowledged, but resolution was slow or incomplete. Larger issues like lifts, utilities, and climate control did not feel prioritised with the urgency you would expect from a modern development.

Please share one thing (or more) which you wish you had known before you moved in:

The biggest issue overall is the gap between what was promised and what was delivered. The marketing suggests high end, comfortable urban living, but the reality is a building with recurring operational issues, poor communication, and disappointing upkeep. The combination of overheating flats, unreliable facilities, noise, and inconsistent management makes it difficult to recommend the development, particularly at the price point typically charged. For what it claims to be, it falls significantly short of expectations.

    Manager's response

Hi There, We’re sorry to hear that your experience at Mitre Yard has left you feeling this way and did not meet the expectations set when you moved in. This absolutely does not reflect the standards and level of service that we aim to provide for our residents, and we are taking your feedback and concerns seriously. We fully recognise and understand the frustration caused by period of recurring utility interruptions. The fault was traced to the local substation which was consequently outside of our direct control, but we apologise for the impact this had on our residents. Your comments regarding the gym standards, communication from reception and management, and the handling of maintenance concerns are equally disappointing to hear. Our aim is always to provide a professional, supportive service to residents, and it’s clear from your experience that we fell short. Resident feedback like yours is invaluable in helping us identify where improvements are needed, both operationally and in how expectations are communicated. We are sorry that your experience did not reflect the standard of living we strive to provide, and we appreciate you bringing these matters to our attention. We’re aware that you’ve now moved out, but if you’re open to it, please feel free to drop us an email to hello@mitreyard.co.uk as we would really appreciate the opportunity to put things right.
