2Please tell us about the good and bad aspects of living in your local area:
The main concerns I have relate to the development and its management rather than the surrounding area itself. While the location may suit many residents, issues with rubbish management, building services and the overall resident experience have detracted from the appeal of living here. Prospective residents should look beyond the location and show flat, and carefully investigate the quality of management and the experiences of existing residents before committing.
How has the building management responded to any problems or issues you have raised:
Communication and support have been extremely disappointing. Emails and requests for assistance frequently go unanswered, and residents can struggle to obtain clear information or meaningful resolutions. The reported staffing shortages, inconsistent concierge availability and lack of communication about heating have added to these concerns. Overall, the response has not consistently matched the standard of service residents should reasonably expect from a professionally managed development.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known how different the reality of living here could be from the impression given during a viewing. Do not assume that a brand-new flat will be clean, free from pest issues or properly maintained. Ask existing residents about leaks, mould, pest infestations, rubbish management, heating, concierge availability and how quickly management responds to problems. Clarify all amenity charges, payment arrangements and furniture-removal options, and get every promise in writing. Verbal assurances during a viewing may be difficult to rely on later. I would also recommend checking what residents are saying about the development before signing.

1Please tell us about the good and bad aspects of living in your local area:
The location is very convenient - easy to get to both Nine Elms Station & Battersea Power Station. If the Victoria line is a better commute, it is a 15 min walk away. There is still lots of construction going on around the area, but the street where MODA is located is very peaceful and has lots of greenery.
How has the building management responded to any problems or issues you have raised:
The management is difficult to reach and there has not been any meaningful improvement on any of the common issues that residents have raised (transparent communication, hot water issues, wifi issues, bug infestation, rude security employees, utility payment issues). When any issues are raised it is often treated as an “isolated incident” and no support is provided. We have had multiple town halls where improvement was promised but no meaningful changes have been made yet.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had gotten all of the promises made by the letting agent (Babur) in writing before I paid the deposit. If you need/ask for specific changes during the viewing, pls make sure to get everything in writing before you pay any reservation fee/deposit. I was made to feel as if my situation happened in isolation, but I have since found out that multiple residents have experienced the same situation with the same letting agent.

1Please tell us about the good and bad aspects of living in your local area:
Just pray to God that you don't have a problem with the apartment. If you do, don't expect a professional service. All you can expect is promises or staffes who don't even answer you. Afnan is good and helpful but other guys ! oh my God. Service guys look serious when they promise to fix things but when it comes to reality all what they say "i will have it fixed next monday" but that monay never comes. I have a problem since late August. I think it will be fixed next August, if i am lucky.
How has the building management responded to any problems or issues you have raised:
they don't like responding. What they like is promising and not keeping them
Please share one thing (or more) which you wish you had known before you moved in:
i wish i knew the team wouldn't like helping when a problem occurs

Please tell us about the good and bad aspects of living in your local area:
Very very convenient with my Uni life. Quite near to Uni, easy transport links all around. Little traffic noise.
How has the building management responded to any problems or issues you have raised:
They act quickly with any issues at hand (there are few residents).
Please share one thing (or more) which you wish you had known before you moved in:
I am happy to be here. I am planning to here for a longer time now.

Please tell us about the good and bad aspects of living in your local area:
One of the best buildings in Birmingham in a very good, safe and convenient location. There’s some restaurants in the area and some local shops like Tesco around the corner. Highly recommend
How has the building management responded to any problems or issues you have raised:
We haven’t had any issues at all but the management have been very welcoming
Please share one thing (or more) which you wish you had known before you moved in:
There’s a lot of facilities available everywhere and it’s 3 buildings in total
Manager's response5Thank you so much Darwish! We think its really beautiful too! Glad to see that you are enjoying the amenities and getting to know the team :) Welcome Home!
