Description

Having been the subject of a detailed scheme of renovation and re-appointment only a few years ago, this beautifully presented bay windowed, three bedroomed semi-detached property will prove of interest to a wide range of potential buyers and in particular those that work from home along with anyone wishing to run either a beauty or hairdressing business from home as it displays a quite outstanding timber clad and very well insulated garden room which includes a built-in bar, built-in banquette seating and cloakroom/WC.  Within the property itself there is a superb open plan Dining Kitchen which provides an extensive range of units along with an integrated double oven, five-ring gas hob with extractor canopy over, fridge, freezer, slimline dishwasher and washing machine.  The front facing Lounge is a particularly characterful room, whilst the bay window provides high levels of natural light, the room having a very cosy feel accentuated by the charming brick fireplace.  To the first floor there are three very good sized bedrooms, the front facing Master Bedroom having a walk-in bay window whilst the second facing Double Bedroom has a built-in double wardrobe.  The Bathroom is beautifully presented, displaying full height tiling to the walls along with floor tiling and provides a three piece suite which includes a "P" shaped bath with shower over.  Outside there is a very generous full-width parking area to the front along with an EV charger, a side timber gate - which is very secure - then provides access to the rear garden which is particularly well proportioned for a property of this nature, being predominantly laid to lawn and also including a patio sitting area adjacent to the rear elevation.  As already mentioned in these details, contained within the rear garden is a quite outstanding Garden Room/Home Office which has internal measurements of 13'1" x 11'6" and also includes a garden WC.  It therefore very much lends itself to use as a Home Hair Treatment Salon or Beauty Salon, along with its clear and obvious use as a Home Office and entertaining space.

About Butcher Residential Ltd, Penistone

2 Crown House Shrewsbury Road, Penistone, S36 6DY

Welcome to Butcher Residential

Butcher Residential is a well-established, family-owned independent estate agency, with offices in Penistone and Denby Dale. We specialise in residential and commercial sales, lettings and property management, land sales, and new homes. We sell and let properties throughout South Yorkshire and the Kirklees area.Values

We really believe in offering valuable, relevant guidance, enabling our clients to achieve their aims as best we can. Whether that's driven by price, timescale or other factors. Good, fair and well-implemented advice is the most important aspect of what we do.Experience

To tell you a little about our background, Ian Butcher has worked in the property industry since 1985. He worked for some of the leading names in the business before launching Butcher Residential Estate Agents with his wife Anne in 2009. After his previous partnership was closed down on result of the recession, he realised that he needed the freedom to make his own choices, and in doing so, protect the number of local employees who had worked for/with him for many years. The Team

We are now a tight-knit team of six, all taking a lot of pride in what we do. Ian, Anne and Anne's daughter, Holly have now worked for the business for a decade, alongside our sales manager Mel Peel, an experienced negotiator having worked for other local estate agents since the early 1990's before coming to us in 2019. Jo and Ben in the Penistone office look after our lettings department. Jo has worked with us for around 14 years now, with so much care and attention always being given to our valued clients. Ben started his journey in the industry with us in 2017 as an apprentice. Ian's secretary and PA Jennifer joined us for all of two days in March 2020 before the dreaded "C" word (no not that one, Covid!) shut the country down. If you'd like to know a little more about us, head over to our "Meet the Team" page!
