DESCRIPTION
The site comprises a cleared brownfield residential development opportunity extending to approximately 0.44 hectares (1.09 acres), situated in an attractive semi-rural location between Station Town and Hutton Henry.

The land enjoys an open countryside setting with established residential properties nearby and is accessible by foot, bicycle and car from the surrounding settlements.

The site previously accommodated an approximately 30,000 sq ft warehouse associated with a former commercial use. The buildings have since been demolished, providing a cleared, broadly level and regularly shaped development site, with established hedgerows and mature trees along parts of its boundaries.

Access is proposed from the existing highway to the north-east of the site, with indicative development layouts incorporating a shared internal access road, visitor parking and surface water drainage provision.

The site benefits from outline planning permission for up to nine residential dwellings, with indicative layouts demonstrating the potential for either six executive detached properties on generous plots or nine detached three- and four-bedroom family homes.

An adjoining field is also available by separate negotiation, providing an opportunity to acquire additional land alongside the consented residential development site. The adjoining field does not currently benefit from planning permission.

PLANNING
Outline planning permission was granted by Durham County Council on 8 October 2024, under planning reference DM/23/03610/OUT, for residential development comprising up to nine dwellings, with all matters reserved.

The permission establishes the principle of residential development, allowing prospective purchasers flexibility to design a scheme appropriate to their requirements, subject to the necessary reserved matters approvals and planning conditions.

An application for approval of reserved matters must be submitted by 8 October 2027, with development required to commence within two years of the final reserved matters approval.

The site previously benefited from outline planning permission for nine dwellings under reference DM/17/02687/OUT, granted in February 2019. This earlier consent subsequently lapsed and has been superseded by the current permission.

Two indicative residential development schemes have been prepared by Goldline Architectural, dated June 2026:
1. Option A: Six executive detached dwellings situated on generous individual plots, accessed via a shared private driveway.
2. Option B: Nine detached family dwellings, comprising a mixture of three- and four-bedroom properties.
Both layouts are indicative and have not received reserved matters approval.
The current planning permission is subject to a Section 106 undertaking, with identified financial contributions relating to heritage coast mitigation, biodiversity and affordable housing.
Quantified contributions currently amount to approximately £14,900 plus indexation, excluding an affordable housing contribution which remains subject to confirmation by Durham County Council.
Further planning information is available through the Durham County Council planning portal using reference DM/23/03610/OUT.

GROUND CONDITIONS AND TECHNICAL INFORMATION
The site benefits from a comprehensive package of technical investigations and supporting surveys undertaken to assist prospective developers in assessing the opportunity.

A Phase 2 ground investigation was completed in 2026 by FWS Consultants, incorporating geotechnical investigations, contamination testing, ground gas monitoring and groundwater assessments.

The available investigations indicate that there is no identified shallow coal mining risk, with glacial till anticipated beneath the site and conventional shallow strip foundations expected to be suitable, subject to detailed design and further confirmation.
Additional technical information includes:
1. Topographical survey of the site and highway frontage, completed March 2026.
2. Utility and buried services survey, completed March 2026.
3. Phase 2 ground investigation and contamination assessments.
4. Ecological impact assessment and bat survey.
5. Biodiversity net gain assessment.
6. Indicative residential development layouts for six and nine dwellings.
7. Supporting planning documentation and approved location plan.
The technical information pack is available to interested parties upon request. Purchasers should satisfy themselves as to the findings and arrange any necessary reliance on consultants' reports.

TENURE
The site is offered freehold with vacant possession upon completion.
The land is registered at HM Land Registry under title numbers DU115418, DU262082 and DU298744 and does not form part of an agricultural holding.

SERVICES
We are advised that mains services are located either on or immediately adjacent to the site.

A utility and buried services survey was undertaken in March 2026, providing further information regarding existing infrastructure and service locations.

Interested parties should make their own enquiries of the relevant statutory utility providers to establish the availability, capacity, connection requirements and associated costs of services required for their proposed development.

GUIDE PRICE
The development opportunity is offered for sale at the following guide prices:
Residential Development Site (approximately 1.09 acres): £495,000
Residential Development Site and Adjoining Field: Circa £800,000
The adjoining field is available in addition to the consented development site and offers purchasers the opportunity to acquire control of the wider landholding.
The additional land does not currently benefit from planning permission, and purchasers should undertake their own investigations regarding its potential future use.
