Description

This beautiful first-floor apartment forms part of a Grade II listed Georgian townhouse in Marlborough Buildings is a distinctive stepped terrace dating from around 1780 which combines historic character with a wonderfully peaceful position close to Bath’s most celebrated architecture.

‘The minute we walked in, we knew it was the one for us. The soaring ceilings and magnificent fireplaces, as well as the feeling of space and light, were irresistible,’ they say.

Arranged on one level, the accommodation comprises two bedrooms, a sitting room, kitchen and bathroom, with all rooms leading off the entrance hallway. ‘The sitting room is a favourite space, but we also love the bedroom; it has high ceilings, yet it’s so cosy and quiet,’ they explain.

Original shutters and generous proportions preserve the apartment’s Georgian character, while thoughtful updates bring modern comfort. The owners have restored all five sash windows, refreshed the bathroom with a rainfall shower, added bespoke storage to the principal bedroom, cleared both fireplaces and modernised the radiators. ‘We have loved feeling that we are custodians of a piece of history; it feels a great privilege to live in such a stunning and historic building,’ they add.

Named after the Duke of Marlborough, the terrace sits at right angles to the Royal Crescent. From the sitting room, views extend across the allotments to Royal Victoria Park, where the owners enjoy watching gardeners at work and hot-air balloons passing overhead. ‘Looking out to, and walking past, the Royal Crescent and the Circus each day never ceases to delight.’

Local shops, cafés and three pubs are within a few minutes’ walk, with further restaurants and independent shops at Margaret’s Buildings. A nearby primary school, GP practice and several gyms add to the convenience, while Bath Spa and Oldfield Park stations are both around a 20-minute level walk away. ‘There really is so much on offer and it really feels like a neighbourhood,’ say the owners, who also value residents’ shared commitment to maintaining the building.

‘Looking out the back, it feels as if you’re in the middle of parkland, yet all amenities and the city centre are close by.’

‘Victoria Park offers fantastic walks and is also home to the Botanical Gardens, with nine acres of rare trees and plants established in 1887.’

‘We are so incredibly sad to leave. This area is very special and it offers a really wonderful lifestyle.’
