THE PROPERTY
The Weavers is a fine example of a timber framed Suffolk barn converted about 35 years ago to provide generously proportioned accommodation of over 2,200 sq ft, arranged over three floors. Presenting traditional weather boarded elevations under pantile roofs, the property is not listed but retains original period features, including exposed timbers and has an inglenook style fireplace.
The entrance hall leads to a cloakroom and onto a dining room, which has a double aspect and a study, which has a window to the side aspect. The generous sized sitting room has twin side aspect windows, features an inglenook style open fireplace with bressummer beam and brick hearth. Open studwork leads into the kitchen and double doors lead to the garden room, which features the stairs leading to the first floor with cupboard under, half vaulted ceiling with roof lights, windows and a stable door leading to the courtyard. The twin aspect kitchen/breakfast room is fitted with a wide range of base and eye level units, granite work surfaces, integrated appliances, including a double oven, induction hob with extractor over, dishwasher, fridge and freezer. A door leads into the utility room, which is fitted with a single drainer stainless steel sink, base and eye level units, work surfaces, space for appliances, oil fired boiler and a door leads to the courtyard.
On the first floor the landing has an airing cupboard, stairs to the second floor and leads to two double bedrooms with a twin aspect master bedroom having large built-in wardrobes and an en-suite shower room. There is also a family bathroom. On the second floor the landing has a storage cup and leads to a part vaulted double bedroom with a diamond shaped window to the front aspect, a velux window to the side aspect and a vanity wash basin. Bedroom four has velux windows to the side aspect and built-in wardrobes.
OUTSIDE
The property is approached via a gravel driveway, capable of standing several vehicles, leading to a double garage with twin up and over doors, power and light. The remaining gardens to the front and side are laid to lawn with well stocked mature shrubs and trees of varying variety. To the rear is a good sized, south-facing, private walled courtyard, which is block paved for easy maintenance and has a covered seating area, a gate to the side, a courtesy door to the double garage and in all makes an ideal alfresco entertaining area.
LOCATION
The Weavers enjoys a very pleasant location along a country lane on the outskirts of the main village, yet within easy walking distance of the local public house/restaurant ‘The Trowel & Hammer’. The nearby village of Bacton has a well-stocked local shop/post office, primary school, health centre, pub/restaurant ‘The Bull’, garage and fuel station. The town of Stowmarket lies approximately 6 miles to the south and offers an extensive range of amenities and leisure facilities and has a mainline railway station with regular services to London Liverpool Street, taking approximately 80 minutes. The historic cathedral town of Bury St Edmunds is about a 25 minute drive, lying about 16 miles to the west and offers a full range of shopping and leisure facilities and many cultural amenities.
There is good access to the A140 and A14 arterial routes and there are excellent local schools both in the public and private sectors close to both Bury St Edmunds and Ipswich.
DIRECTIONS
From Bury St Edmunds proceed east along the A14 taking the Elmswell/Woolpit exit. Proceed through the village of Elmswell and onto Wetherden and in the centre of the village opposite ‘The Maypole’ pub take the left turn to Haughley Green. Continue through Haughley Green and Bacton and on to Cotton, signposted Mendlesham/Cotton. Proceed along Parkers Road for about 0.4 of a mile, taking the right turn, continuing on Parkers Road and after a short distance The Weavers will be found on the right.
