The principal living room is an impressive space with access through to a bright sun room, which in turn opens onto the covered terrace, creating a natural flow between the living spaces and garden.

The home offers an excellent selection of reception rooms, including a study and cosy sitting room, alongside a breakfast kitchen fitted with a range of high-quality units and appliances. A rear hallway leads to a cloakroom, substantial utility room and large formal dining room, providing excellent flexibility for both everyday family life and entertaining.

Upstairs, six well-proportioned bedrooms are served by two bathrooms. The principal bedroom benefits from built-in wardrobes and an en-suite shower room, while the second bedroom enjoys direct access to the wrap-around balcony, where commanding views extend across the neighbouring countryside and fields. The versatile layout also lends itself well to generational living.

Step Outside
Beautifully established wrap-around gardens, offering a peaceful and private setting that complements the rural character of Pontannedd House. The gardens are well stocked with a variety of mature planting, established trees and areas of lawn, creating a wonderfully green backdrop and plenty of space to enjoy the outdoors.

The sun room opens directly onto a covered terrace, providing a sheltered area for outdoor seating and entertaining while creating a seamless connection between the house and gardens. The elevated wrap-around balcony, accessed from the second bedroom, is another notable feature, offering commanding views across the neighbouring countryside and fields.

Approached through a gated driveway, the property provides ample off-road parking and leads to a double garage. The combination of generous parking, garaging, mature gardens, covered terrace and countryside views makes the outside space both practical and attractive, offering an ideal setting for relaxing, entertaining and enjoying the peaceful surroundings of this picturesque village.

Location

Pontannedd House occupies a tucked-away position along a country lane within the picturesque and historic village of Mawdlam, enjoying open views across the surrounding countryside.

The property is conveniently positioned for the neighbouring seaside town of Porthcawl, while the nearby Kenfig Nature Reserve offers an impressive natural landscape of sand dunes and a lake. For commuters, rail services are available at Pyle, with the M4 accessible via Junctions 36 and 37, providing connections for wider travel.

Vendor Insight
"We have lived at Pontannedd House for more than 40 years, having built the house in 1983 as a family home," say the owners. "We were attracted by the opportunity to create a substantial house in such a peaceful and beautiful setting, with plenty of space and privacy."

Set in a semi-rural position on Heol Broom, the individually designed detached house is surrounded by open countryside and enjoys glorious views across the landscape. "We love the fact that we are only around 1.5 miles from Porthcawl, yet still have such a private position, with the sand dunes and Kenfig Nature Reserve virtually on the doorstep. It has always given us a wonderful sense of space without feeling isolated." The house is also just five minutes from the M4, making it surprisingly well connected.

Arranged over two floors, the six-bedroom self-build home has been continually maintained and adapted over the years, benefiting from a modernised kitchen, two updated bathrooms and a new en suite. "There has always been plenty of room here for family life and for having guests to stay, and we have been able to adapt the house as our needs have changed." A large separate double garage provides useful additional space.

One of the owners’ favourite features is the large balcony, while the substantial verandah provides another much-loved outdoor space. "We spend a lot of time here, as they are wonderful places to sit and enjoy the views, particularly at sunrise and sunset, and they are also ideal when we have family and friends over." The generous grounds offer plenty of privacy and make entertaining easy.

The location has also provided plenty to enjoy over the years. Porthcawl’s shops, cafés, restaurants and leisure facilities are close by, while four golf courses offer plenty of choice for keen golfers. "We have always enjoyed a good relationship with our neighbours. There is a real sense of community in the area, with people being friendly, helpful and considerate while still respecting each other’s privacy. The fact that there are two local village pubs within walking distance also adds to the sociable nature of the area."

After more than four decades, it is the peace, space and memories that will be hardest to leave. "Pontannedd House has been such a huge part of our family life and we’ll miss so much about living here."
