Description
IN A NUTSEHLL
A Victorian terrace in Tottenham, lovingly restored with four bedrooms, a study and a show-stealing kitchen, all within easy reach of excellent transport links and popular parks.
BRICKWORKS SAYS
A comprehensive update by the current owners has brought this four-bedroom Victorian terrace back to its best, reinstating period fireplaces, ceiling roses and hardwood floors while keeping things firmly in the present. The terracotta-painted stairs make a good first impression, while the double reception room sets the tone, with matching fireplaces and a shuttered bay. Built-in storage takes care of the practicalities, leaving the original details to do the talking.
Extended into the side return, the kitchen has a more contemporary feel, with skylights drawing in daylight and an island made for both weekday breakfasts and friends hovering over a glass of wine. A glazed door opens onto the garden that catches the sun all day, providing a fine excuse for long lunches and impromptu barbecues. Upstairs, three characterful bedrooms bring colour and comfort, while striped wallpaper leads to a gloriously yellow fourth bedroom with its own en-suite — equally tempting as a principal suite or guest quarters.
Set on a quiet street with no through traffic, this is Tottenham at its neighbourly best. First Reform Pilates, Drapers House Nursery, With Milk, The Palm, True Craft and Metcha Matcha are all close by. And there’s good transport links for getting across London, whether you prefer to travel by bus, train or bike.
THE OWNERS SAY
The side return kitchen extension fills with sunlight for most of the day and has been an amazing living and entertaining space. The loft extension, with space for a king-size bed and beautiful new en-suite, has been perfect private guest suite for our family and friends. And the location has been great for all the transport links, and the many local parks and new amenities on Philip lane and West Green Road.
We spent a lot of time, love (and money) restoring and enhancing our Victorian terraced home and have loved living and raising our family here. We have only just completed significant works in the last couple of years, to a very high standard, and so there is very little else that needs to be done. We were not planning on moving, but sometimes life makes these decisions for you.

Recent work:
The property has undergone extensive improvements in recent years, including a side-return kitchen extension with a new kitchen in 2021 and a loft conversion in 2025, creating a fourth bedroom with an en-suite shower room, bespoke fitted wardrobes and additional storage. The owners have also reconfigured the rear bedroom to create a separate study and child's bedroom, added built-in living room storage, and updated the family bathroom.
More recently, the hallways, stairs and landing have been replastered and redecorated, new lighting and a fuse box installed, and all internal doors replaced with fire-rated versions. Period character has been carefully restored with a new front door, two fireplaces, a ceiling rose, hallway coving and refurbished hardwood floors, alongside improvements to the garden.
Getting around:
Transport links are well covered, with Bruce Grove (Weaver line, Z3) around eight minutes’ walk away for direct services to Liverpool Street, while Seven Sisters (Victoria line and Weaver line, Z3) is approximately 14 minutes on foot. Tottenham Hale (Victoria line and Greater Anglia, Z3) is around 18 minutes’ walk away, with direct trains to Stansted Airport. Bus stops at the end of the road provide further connections across London, while Cycleway 1 offers a useful route towards the City for cyclists.
Schools:
For little ones, Drapers House Nursery, part of Dorset Hall, is a real gem just a four-minute walk away. For older children, there’s a good choice of local primary schools, including Willow Primary, Bruce Grove and Crowland, all close by. For secondary education, Park View School and Harris Academy Tottenham are both within around a 15-minute walk, while Gladesmore Community School is also nearby.
Onward plans:
The current owners are moving into rented accommodation, out of London, and are selling chain-free.
Anything else:
Completed in 2025, the loft conversion has a 10-year warranty.
