Description

OVERVIEW
This house sits at the very end of a cul-de-sac, looking straight out across a green with a big old tree on it. Nobody drives past on their way somewhere else, and the children can walk to an Outstanding-rated primary school. Out front, there's room on the drive for three cars, which is rare on an estate this new.

David Wilson Homes built it in 2024, with the kitchen upgraded to their Gold standard. Inside, you get nearly 1,200 sq ft across three floors. The best of it is at the top, where the whole floor is a master suite over 20ft long. Behind, the private garden faces west, so the terrace gets the sun through the afternoon and into the evening, and the lawn runs round behind the garage.

FULL DESCRIPTION
Ground Floor

The entrance hall leads to a cloakroom, so guests aren't sent upstairs. The living room sits at the front, where shutters on the bay window let you control the light and keep your privacy without losing the view across the green. There's handy storage under the stairs too.

At the back, the kitchen/dining room was upgraded to the builder's Gold standard. It has Shaker-style units, wood-effect worktops and under-cabinet lighting. There's a Siemens gas hob under a Siemens chimney hood, an integrated oven, and further integrated appliances behind matching doors, with space for a proper table too. Wood-effect flooring makes muddy boots and spilt juice an easy wipe. Because the garden faces west, the French doors let the evening sun pour in while you cook, and on warm nights dinner moves straight out onto the terrace.

First Floor

Two double bedrooms share this floor. One has shutters to match the living room below. The other works just as well as a guest room, a nursery or a home office. The family bathroom has a bath with a shower over it and a glass screen, so a long soak and the quick morning shower both happen in the same room. A private inner hallway with oak handrails leads to the turning staircase for the top floor.

Second Floor

The staircase opens straight into the master bedroom, which runs over 20ft long and takes up the whole top floor. A super king bed, drawers and bedside tables all fit with plenty of floor to spare. There's room for a sofa by the window or a dressing area under the eaves, and it would still feel open. Two Keylite roof windows to the rear and a dormer window to the front let in light from both sides all day. Through the door, the en-suite has a walk-in shower enclosure and a heated towel rail. Because the room sits a floor above everyone else, early starts and late finishes don't wake the household, and a weekend lie-in actually works.

Heating and Utilities

All mains services are connected. Heating is a gas boiler and radiators, with time and temperature zone controls, so you heat the rooms you're using rather than the whole house. The walls, floor and glazing are all rated very good for energy efficiency on the EPC, which gives a B rating with a score of 85. The certificate estimates around £574 a year for heating, hot water and lighting, based on average 2024 prices. It also shows scope to reach an A with solar panels, if a future owner wants to go further. The house was finished in late 2024 and the remaining NHBC warranty runs with it.

Outside

The rear garden faces west, which means afternoon and evening sun. That's when you actually use a garden, after work and at weekends. It's mainly lawn, fully fenced and private, with a paved sun terrace for a corner sofa and a drink as the sun goes down. It carries on behind the garage, giving you more lawn than the front of the house suggests. A gated side path takes bikes and bins round without going through the house. At the front, the driveway takes three cars, which is rare on a new build estate, and leads to the detached single garage.

The Location

Most of what you need day to day is on foot from here. Bicton Heath Shopping Centre on Welshpool Road has the Co-op for milk and bread, Greggs for a lazy Saturday breakfast and the pharmacy for everything in between. When nobody fancies cooking, Ego at The Grapes is just along the same road, close enough to walk home afterwards.

For the school run, Oxon CofE Primary is under a mile away and was rated Outstanding by Ofsted in June 2023. When the children move up, The Priory School and Meole Brace School are both around three miles away and both rated Good. If you work at the Royal Shrewsbury Hospital, it's about 0.8 miles away, an easy walk or cycle that takes the commute and the hunt for a parking space out of your day.

The weekly shop is a short drive to Meole Brace Retail Park, where Sainsbury's, the M&S Foodhall, Home Bargains, TK Maxx, Next and Sports Direct are all in one stop. Lidl and Aldi are close by too, near Shrewsbury Town's ground, if you'd rather do the big shop on a budget. Heading into town, the Oxon Park and Ride behind the shopping centre has free parking and drops you at Frankwell, Castle Street or the High Street, so a trip to the Quarry or the Square never starts with finding a space. Further afield, the Churncote roundabout puts you on the A5 bypass in minutes. The M54 then carries you to Telford and the West Midlands, and the A458 takes you west towards Welshpool and the Welsh hills for a weekend walk.
