Description
A Place To BELONG
PIPPINS PLACE is a thriving Leaf Living neighbourhood where residents already enjoy the benefits of a well-established community.
Surrounded by green spaces and thoughtfully landscaped streets, this is a place where neighbours connect, families grow and people enjoy putting down roots.
Offering a range of professionally managed homes, PIPPINS PLACE combines modern living with the comfort and character of a settled neighbourhood.
Situated on the edge of the tranquil villages of East and West Malling in Kent, that is often referred to as the Garden of England, Pippins Place is surrounded by its own 9 acre country park. With excellent local amenities, schools, transport links and open spaces nearby, you'll find everything you need to enjoy life from the moment you move in.
The HAZEL
The HAZEL is a three-bedroom house that boasts an ensuite to the master bedroom, a family bathroom, a kitchen/dining area with access to the rear garden, a separate living room, and a ground floor hallway/WC. The HAZEL also benefits from under-stair storage and two parking spaces. The garden is equipped with a patio area and lawn for all of the family to enjoy.
Community Living At Its BEST
More than a house. A place to belong.
Enjoy beautifully maintained surroundings, green open spaces and the peace of mind that comes with renting from a professional landlord. It's a place designed to help you feel at home from day one.
Renting With NO DEPOSIT
Moving home can be expensive, which is why Leaf Living partners with Flatfair to offer a No Deposit option. Instead of paying a traditional tenancy deposit, eligible applicants can move in by paying a one-off Flatfair membership fee equivalent to 28% + VAT of one month's rent. This helps keep more money available for moving costs, furniture and settling into your new home.
Travel MADE EASY
Pippins Place has access to excellent transport options, offering excellent train links from either East or West Malling station. Fast trains to St Pancras Station can be accessed from Ebbsfleet, which is a 30 minute drive from Pippins Place. The development is just off the A20, with access to the M20, M25, and M26. Gatwick Airport is around a 45-minute drive away, and Stanstead airport, Folkestone Eurotunnel and Dover Port are all approximately an hour away.
Technology to make your home SMARTER
Enjoy the benefits of smart home technology. With Hive thermostats and Yale keyless smart locks, you can manage your home's comfort and security with ease, giving you added convenience and peace of mind whether you're at home or away.

5Please tell us about the good and bad aspects of living in your local area:
We have only recently moved to the area, but our experience so far has been very positive. It feels quiet, safe and family-friendly, with good access to local shops, schools and green spaces. The area is pleasant and well maintained, and we have not experienced any issues with noise, parking or waste collections.
How has the building management responded to any problems or issues you have raised:
Whenever we have had a question or needed help, the management team has responded promptly and professionally. They have been easy to contact and have always tried to resolve any issues or provide clear guidance.
Please share one thing (or more) which you wish you had known before you moved in:
It would have been useful to know a little more in advance about how the utility accounts and some of the move-in services are set up, as we were new to the area and still learning how everything works. However, the team has been helpful whenever we have asked for assistance, and overall the move-in experience has been very smooth.

Being new to the local area seems very lovely, plenty of good shops, no issues with parking availability and noise. The area is very well connected to London and Brighton being on the Thameslink main line.
How has the building management responded to any problems or issues you have raised:
The people over the phone have been very helpful in aiding us with the very limited issues we’ve had so far
Please share one thing (or more) which you wish you had known before you moved in:
Would have been good to have searched up public transport availability and routes

5Please tell us about the good and bad aspects of living in your local area:
I moved from a very isolated area so moving to this development has been fantastic. Shops are walking distance, big supermarkets are a 5min drive and the train station is walkable. It is also really convenient to be close to all the main roads to get around Kent.
How has the building management responded to any problems or issues you have raised:
Thankfully I haven't had any issues but everybody so far has been amazing.
Please share one thing (or more) which you wish you had known before you moved in:
Everything has been great tbh. I don't think I have anything i wish i knew before hand.

5Please tell us about the good and bad aspects of living in your local area:
It's nice to have Tesco express, Co-op, train station, charity shops, places of worship, and nail salons within 15 min walk or less
How has the building management responded to any problems or issues you have raised:
We have not had any issues except someone came to install the elecronic keypad on the front door which was fine.
Please share one thing (or more) which you wish you had known before you moved in:
The exact address of the unit, that the unit had wall-to-wall carpeting, that the medium-size bedroom upstairs has not closet, that only one closet in the home has a hanging bar for hangers, that the 2 storage closets have not shelves or hooks or handing bars, that the downstairs toilet has no towel bar or toilet paper rack.
