There is something truly special about Coppice Lodge – a substantial country house that combines fantastic entertaining spaces with all the warmth and character of a much-loved family home. It’s easy to imagine lively gatherings with friends and family, and summer barbecues in the garden, all set against the beautiful backdrop of the Lincolnshire countryside.

Immaculately presented and beautifully styled throughout, Coppice Lodge offers an impressive choice of living and entertaining spaces. The magnificent family room forms the heart of the home, with a striking glazed roof lantern that floods the space with natural light and creates a wonderful setting for relaxing and socialising. A variety of reception rooms offers flexibility for different occasions, complemented by a beautifully appointed Shaker-style kitchen. The leisure facilities are equally impressive, with a dedicated cinema room, stylish bar and private spa complete with sauna, steam room and wet room.

Upstairs, six generously proportioned bedrooms provide ample space for family and guests, including a superb principal suite with a contemporary en-suite and an expansive dressing room.

The delightful gardens enjoy far-reaching views across the open Lincolnshire countryside, providing a wonderfully peaceful and private place to relax and unwind. Meanwhile, the fabulous covered outdoor kitchen and adjoining sheltered seating area offer a lovely space for al fresco dining through the seasons. Beyond the garden, a spectacular purpose-built car showroom offers potential for alternative business or leisure uses, subject to the necessary planning consents.

Despite its rural setting, Coppice Lodge is within easy reach of the historic town of Horncastle, the charming Edwardian resort of Woodhall Spa and the beautiful Lincolnshire Wolds.

Above all, Coppice Lodge is a wonderful place to call home, offering the space to enjoy family life, entertain friends and make the most of the beautiful countryside surroundings.

Vendor insights

“One of the things we love most about Coppice Lodge is the space and tranquillity. We're surrounded by beautiful Lincolnshire countryside, with far-reaching views from our garden, and there's a wonderful sense of privacy. It’s the perfect place to raise a growing family.

We bought the property around 16 years ago and completed extensive renovations in 2020. We wanted to create a home where people would love spending time, somewhere we could entertain friends and family, not just on special occasions, but on long summer evenings around the outdoor kitchen, over relaxed drinks at the bar, during family film nights in the cinema or having fun over a game of pool. With no immediate neighbours, we can enjoy having people over without worrying about disturbing anyone.

As a family, we tend to gather in the large family room with the dogs, especially in winter when we light the fire, play pool or simply relax together. Our children often have friends over, as there’s so much space and plenty to keep everyone entertained. And of course, you also have the cinema and the spa – which are a real bonus. You never really need to leave the house!

The car showroom is something really special, with eight bays currently housing our vintage car collection. It’s a wonderfully versatile space that could be converted into business premises, a gym, or a studio, subject to the necessary consents.

I’ve invested a lot of time in developing the garden. We wanted to grow our own produce, so we created a kitchen garden and an orchard, where we now grow apples, pears, peaches and damsons. We even make our own damson gin every year! There’s plenty of scope for the next owners to add more fruit trees and make the garden their own.

Revesby is a quintessential English village, with a lovely church, village green and pub. There's a real sense of community, with events throughout the year, including the popular country fair and Christmas carol service at the church. There are some lovely places to explore around here, and we often spot deer and other wildlife.

The area feels very safe and private. Although we're in a quiet rural setting, we've never felt isolated. Horncastle, which is only seven miles away, is handy for everyday shopping, and you can order a takeaway from several of the neighbouring villages, such as Mareham-le-Fen.

Woodhall Spa is only a 15-minute drive away, with its wonderful independent shops, cafés, restaurants and quirky Kinema in the Woods. Lincoln is approximately 50 minutes away by car, and Nottingham is also accessible, making it easy to enjoy the best of both countryside and city life. There are also some fantastic schools in this area.

Over the years, Coppice Lodge has become everything we hoped it would be – and more. Now, as our next chapter begins, we hope another family will create memories here that are every bit as special as ours.”
