What The Owner Says
"I have loved living in my house in Crosspool for the last few years and I know the next owners are going to love it here too. The house has a warm, welcoming energy and guests often comment on how calm and comfortable it feels inside. The big bathroom is wonderful and there's plenty of space in the whole house, with lovely high ceilings downstairs and plenty of storage. There's a great view out to the Peaks from the attic and enough space for a guest bed and home office up there. The terrace is south facing and has a lovely open feel without houses directly behind, and you get great sunsets in the summer too.

The street is quiet while being an easy walk to Crosspool, Crookes and Broomhill, and the row is very friendly with lovely neighbours. The house gave me a first home I'm really proud of looked after, and now it's ready for someone else to make their own."

Entrance to the property is through the rear door, which takes you straight into the dining kitchen. The kitchen is a classic Shaker style that works well with the stone flooring and the period features found throughout the house. There is good worktop space with units above and below, and the sink and drainer sit in front of the window overlooking the rear garden. Appliances include an integrated fridge/freezer and a small dishwasher under the sink, with space for a freestanding cooker/hob. The cellar is also accessed from the kitchen and is used for storage.

From the kitchen, across the bottom of the stairs, you come into the cosy living room, which has a chimneybreast with a timber mantel and stone hearth. At the front there is a window and a recently installed external door.

Heading up to the first floor, you reach the master bedroom, a large double with additional storage in the cupboard above the stairs. The bathroom is also on this floor and is finished to a high standard, with a WC and a washbasin with a bespoke storage unit beneath. The large walk-in shower is a great way to start the day, and the deep freestanding bath is just as good for ending it, with plenty of room to sink in and have a proper, unhurried soak.

Up again into the attic, you find bedroom two. It is a smaller double with built-in storage cupboards, and would work well as a guest room or home office.

Back outside, the rear garden is block paved and a lovely spot for summer BBQs, with an outhouse for storage.
