Description (Paragraph) - ** VIEWING EVENT - SATURDAY 31ST OCTOBER BY APPOINTMENT ONLY **
A Charming and Characterful Periodic Cottage set within the Historic Village of Allesley. This distinctive vernacular cottage of the late seventeenth or early eighteenth century, built of local red sandstone offers a wonderful blend of traditional charm and inviting interiors.
Dating back 300 years, this attractive semi-detached property reflects the enduring appeal of traditional English village architecture. It's classic exterior, cottage-style proportions and established position along Birmingham Road create an appealing first impression, while the interior offers a warm and welcoming atmosphere rich in rustic character.
Inside, the cosy living room provides a particularly inviting space in which to relax and unwind. A striking natural stone fireplace, exposed timber beams and traditional wood-burning stove form the focal point of the living room, complimented by warm wooden flooring. The generous window and attractive window seat create a delightful spot to enjoy the changing seasons.
The kitchen offers a practical space for everyday cooking and dining with surrounding windows providing an abundance of natural light. The ground floor also accommodates a versatile additional reception room. Currently identified on the floor plan as Bedroom 3/Dining room, this room offers flexibility to suit individual requirements. It could be used as a dining room, home office, hobby room or ground floor bedroom, with patio doors leading to the garden.
The ground floor bathroom completes the accommodation on this level.
The first floor provides two very well proportioned double rooms, with striking high ceilings elevating the feeling of spaciousness.
Building control sign off and planning permission for additional room to be built above kitchen.
History:
• Formed part of a charitable estate endowed by Martha Flint in 1705, the income supporting a schoolmaster to teach the poor children of Allesley.
• The original conveyance of 1812, held at the Warwickshire County Record Office, describes the cottage as already standing and divided into two dwellings
• Listed in the 1841 tithe apportionment as plot 842 — "House, School-room, and Garden" — held by the Trustees of Allesley School Estate.
• Remained charity property until 1960, and locally listed today within the Allesley Conservation Area
• The roof retains its original hand-framed oak structure — scribe-cut joints, oak pegs, and carpenters' assembly marks, all pre-dating machine sawing
• Some roof timbers show redundant peg holes, indicating reused oak from an earlier structure
• The original village school is no 114 stone building two doors down .
The old school bell is still visible from the back garden.
Seller's Story (Paragraph) - We felt at home at our very first viewing of the cottage 16 years ago .We loved everything about it and it felt right
straight away. Our family has grown up here.
The snug is one of our favourite rooms; it has a lovely cosy feel and has been a dining room, play room ,office
and TV room and currently being used as a bedroom ,but we do love the living room and fireplace and had many
a cosy night round the fire playing games .
This house and garden has seen many parties inside and out and we always have all the family over for
Christmas dinner in the cosy living room .
We have enjoyed looking after the house. At 300 years old we have used all materials to allow the house to
breathe: Lambs wool walls and lime plaster throughout; brought the beams back to their original colour and oak
floor and stone put down. We have had so many lovey memories sitting around the fire together as a family.
We will miss the lovely feel of the cottage and also sitting out the back in the mornings and listening to all the
different variety of birds in the trees and watching the squirrels and the church bells in the distance -It really is a
beautiful place to be. We have thought about moving and it’s taken us 9 years to decide, but our family now
needs a bigger space to work from, so the time is right for us to move on.
