Description
THE PROPERTY
Tucked away in a fabulous elevated position and accessed by a private lane, it is not difficult to argue that this wonderful property might well boast the most enviable location overlooking Lyme Regis. The views from nearly every angle are breathtaking: of open countryside, Lyme itself, and the sea and the World Heritage Jurassic Coast.
The property sits perfectly in its own grounds with ample parking to the side for a large number of cars. It has been thoughtfully extended over the years, taking full advantage of the incredible position, with a soft rendered façade under pitched slate roofs.
On first entering the property there is a real sense of charm, space, and light, with a large porch ideal for kicking off sandy shoes after a walk on the beach. You then enter a large hall with beautiful wooden flooring, moving perfectly into the most stunning open plan family kitchen which is quite simply 'as good as it gets'. This wonderful kitchen incorporates a number of bespoke wall and base units at one end with a large island and breakfast bar and gas Aga. At the far end is a fabulous sitting area. Tall windows on each side boast coastal sea views, with sliding doors opening out onto a paved terrace, ideal for al fresco dining whilst watching boats sail by. The property is ideally located away from the hustle and bustle of the famous Lyme Regis town but close enough to walk to one of the fantastic restaurants that Lyme town is so well known for. It is almost impossible not to smile when entering this room – there are few better spaces to entertain on a grand scale. There is also a useful separate utility room.
Alongside the kitchen is a lovely sitting room with a pretty stone fireplace and two sets of sliding doors. This is a perfectly proportioned room with plenty of space for a dining table, and access to the paved terrace taking advantage of the wonderful views.
Along the hall is a superb double bedroom with an en suite shower room, and a lovely guest bedroom. Not surprisingly both these rooms have stunning views. There is also a family bath and shower room.
To the other end of the hall, steps lead up to another lovely bedroom with its own cleverly fitted study area and a separate WC.
Further stairs lead up to the first floor where there is yet another surprise, with a fantastic studio room which could easily make another large double bedroom or office. Few rooms boast a view like this making it rather difficult to work if used as a study!
OUTSIDE
The property sits perfectly in its own grounds with a large double garage and delightful garden to the front mainly laid to lawn with several fruit and specimen trees and many places to sit and take in this stunning location. There are two large paved terraces, and the garden is safe for children and animals and very easily maintained.
All in all, it is a truly wonderful property in an idyllic yet very convenient location.
LOCATION
Lyme Regis is a most popular and picturesque coastal town noted for its attractive period buildings, the Cobb, (made famous by Jane Austen and John Fowles' French Lieutenants Woman) and the harbour. These along with the stunning surrounding countryside and coastline all justify Lyme Regis's worldwide reputation. Lyme Regis and the Bay are situated at the heart of the Jurassic Coast, a major centre for fossil collecting. The town has an excellent selection of facilities, including many independent shops as well as the familiar high street brands. There are two supermarkets, a number of restaurants, and the boutique Alexander Hotel, as well as its own Theatre.
The nearby town of Axminster just five miles away has a large supermarket and a variety of independent shops and cafes, and a mainline railway station to London Waterloo.
The larger city of Exeter is under 30 miles away, with an international airport and large range of facilities and high street shopping, including a large John Lewis.
