Description

"We've loved being close to the river here and heading out for walks in the evening or at weekends. And the nature reserve at Troopers Hill is also a favourite spot, we've seen wild deer there and spotting Balloons from the fiesta. Evenings have a drink on the bench in the garden help unwind after a busy day. We've enjoyed hosting friends and family here too - from BBQs in the garden to games evenings and having people to stay - it's been a really happy home for us."

The Home

Situated on St George’s Avenue in Crews Hole, this well-proportioned three-bedroom home offers generous living space, two separate reception rooms and a large, secure rear garden, alongside the added benefit of a single garage. It is being offered with no onwards chain.

The ground floor has a practical layout, with a separate dining room to the front providing a great space to gather with friends and family. An archway leads through towards the kitchen, which has a contemporary finish, with dark cabinetry, wooden worktops and white metro-style tiles. There is plenty of cupboard and worktop space, making it a functional room for everyday cooking.

To the rear, the sitting room is a lovely, generous space, with plenty of room for both relaxing and entertaining. French doors open directly onto the garden, bringing in natural light and creating an easy connection between the inside and outside spaces.

Upstairs, there are three bedrooms, with the principal bedroom offering space for a double bed and additional furniture. The second and third bedrooms would work equally well as a guest room, home office or child's bedroom. The family bathroom completes the accommodation.

The Outside

The south facing garden is a real selling point, offering a large, secure outdoor space with artificial grass for easier maintenance. There is plenty of room to create different areas for seating, outbuildings and entertaining, making it a great space to enjoy throughout the warmer months.

Notably, there is also side access into the garden and scope for extension/conservatory STPP.

The property also benefits from a single, secure garage, providing useful additional storage or secure parking. The driveway is adjacent to the property.

Living in Crews Hole

Crews Hole sits quietly between St George and the River Avon, offering a leafy, semi-rural feel while remaining just minutes from the shops, cafes and amenities of St George and Whitehall. Troopers Hill nature reserve and the riverside paths towards Conham are close by, popular with dog walkers and cyclists alike, while regular bus routes keep the City Centre within easy reach.
