Description

A hands-free hotel suite investment on the eleventh floor of Park Plaza County Hall, one of London's best-located 4-star hotels, on the South Bank directly opposite the Houses of Parliament.

THE INVESTMENT

Income: over the last three full financial years (2023 to 2025) the suite produced average net income of £37,081 a year, a net return of 8.7% on the asking price of £425,000. These figures are historic and do not allow for the hotel levy introduced in January 2026. Past income is not a guide to future income and is not guaranteed. Further income information is available on request to genuine applicants.

Hands-free: the suite is let to hotel guests as part of the hotel's room inventory and run by the hotel operator. There are no tenants to find, no lettings to manage and no day-to-day involvement for the owner.

Real income, not pooled: income comes from the profit the suite itself generates, after the hotel's operating costs, and is paid to the owner by the owners' management company. It is not pooled with other owners.

Long lease and a share of the freehold: held on a 999-year lease from 1 January 2005, with a share of the freehold through the owners' management company.

An established model: the hotel has been trading since 2007, with a long-term management agreement in place to 2033.

THE HOTEL

Park Plaza County Hall is operated by PPHE Hotel Group under the Park Plaza brand. It has almost 400 suites and rooms over fourteen floors, arranged around a glazed central atrium. Facilities include 24-hour reception, concierge and security, the Atrio restaurant and bar, a café, a gym with sauna, steam room and spa, and seven meeting and event rooms, the largest taking up to 100 guests. The building is air-conditioned throughout.
