Tenants must provide proof of a full-time university placement, pass credit/CCJ and reference checks, and provide a previous landlord reference if in their 2nd or 3rd year.
Guarantors must be parental only (mother or father) and must provide proof of earnings—over £27,000 per year for one guarantor, or over £24,000 each if two guarantors are needed. Guarantors must also provide proof of homeownership and pass credit/CCJ/reference checks.
If a tenant has a non-parental guarantor, the guarantor may be accepted if the tenant pays seven months’ rent in advance. If the tenant has no valid guarantor at all, nine months’ rent in advance will be required.
A holding deposit equal to one week's rent is required to secure the property. This will be deducted from the final balance upon contract signing, subject to a successful application. Cardiff Student Letting reserves the right to withhold this payment if the application process is not completed.
