As part of the Copmanthorpe development, Miller Homes are facilitating serviced plots offered for sale for purchasers to build their own self build homes. Our vision is for seven, interestingly distinct new homes which benefit from increased quality of architecture and design. The seven plots are being sold with utilities at the edge of the plot and, as such will be sold as serviced building plots. Miller Homes wishes to support and ensure that purchasers are successful in their ambitions. The serviced plots are located on the southern edge of the Copmanthorpe development.

Location , Servicing & Access - Location, Servicing and Access : The self and custom build housing shall be provided with services (access to a public highway and connections for electricity, water and waste water and telecoms) to the extent that it can be defined as a serviced plot of land, as stipulated in The Self-build and Custom Housebuilding Regulations 2016. It is proposed that the self build plots will be located in the area shown in red below, Plan 1, subject to detailing of plot configuration, each of the plots having direct access to an abutted adoptable highway built by the developer to adoptable standards, and with an obligation on the developer to enter S.38 / S.104 agreements to procure adoption of the roads and sewers serving the plots. A primary route, shown indicatively in yellow below, will be constructed to base course prior to the Self Builder access date Timeframe of January 2027. Services (water / Electric / Waste water and internet capability) are to be provided at connection points within each plot.
