THE PROCESS What's the processing for securing your student accommodation

Find Your Desired Property: Start by identifying the property you wish to rent.

Contact Us: Reach out to our office, and we will gather all necessary details.

Pay Reservation Fee: To reserve the property, you'll need to pay a week's rent as a reservation fee.

Proceed to Referencing: Once the reservation fee is paid, we will move forward with the referencing process.

Security Deposit: Within two weeks, you will need to pay the security deposit, which will be the total deposit amount minus the reservation fee already paid. The security deposit will be held in a government-approved scheme.

Tenancy Agreement: Sign the tenancy agreement then the property is secured.

Who we are: our team has been letting student homes in Nottingham since 2015, previously as the student division of Tristrams. TSL Co is a trading name of Tristrams Property Services Ltd. Our properties are managed by our in-house property management team, so maintenance and repairs are handled locally.

How booking works: we take bookings from October through to July for tenancies starting between June and September. Groups can reserve a house with a holding deposit while referencing is completed. Tenancy agreements are signed no earlier than six months before the move-in date. There are no admin or referencing fees.

For parents and guarantors: our tenancy documents are fully updated for the Renters’ Rights Act 2025. We’re happy to talk through guarantor requirements, deposits and what’s included before you commit.
