Description
Description
4 The Dial could be the blueprint of town living. Within 100 yards of the thriving market square of Reepham, with its deli, café and artisan bakers, butchers and pubs, yet tucked away within a quiet collection of high quality modern mews houses, with the peace of mind of your own allocated parking spaces, and a south to west facing courtyard garden. It is a compelling list of ticked boxes.
Built in a Georgian style, with a lovely symmetry typical of that period, and built to exacting standards in 2016, it is the perfect mix of old school charm with modern day luxuries. Underfloor heating, sealed sash windows and air source heat pump make this an easy house to live in and run, whilst the open plan living and scale of bedrooms create a spacious and light feel.
An impressive ground floor hosts an expansive open-plan space, with sitting area, kitchen and dining area combining to create the ideal setting to enjoy both sociable suppers and cosy evenings. The dual aspect sitting area would be a fine room in its own right, with French doors opening out to the garden, and a pair of sash windows either side drawing in plenty of light. It is a relaxing and calm space which flows into the kitchen area, with bespoke cabinetry, granite work surfaces and central island unit with breakfast bar. A thoughtfully positioned peninsular creates a notional divide between the sitting area and kitchen, an essential boundary for when hosting guests! The dining area is nestled into one side of the room, with the staircase creating the feeling of being separate from the sitting area. The entire room has an adaptability for the next owners to arrange to suit their living style.
A practical everyday entrance is at the back of the house, closest to the parking spaces. The door opens to a rear hall with glazed roof continuing the emphasis on natural light within the house. Off the hall is a useful utility room, WC and storage/drying cupboard.
Upstairs are two lovely bedrooms on either side of the house. The principal bedroom is delightful, with a trio of tall sash windows, partly open plan to a dressing area with bespoke cabinetry, and a stylish en suite shower room complete with electric underfloor heating. The second bedroom a fine room too, slightly larger than the principal bedroom, with a well appointed en suite bath & shower room, and fitted wardrobes. This room is east facing for the sunrises, and a wonderful views of the church and over the roof tops of the town.
A charming south to west facing courtyard garden almost serves as an extra room when the weather allows. Mostly paved for ease of maintenance, with small herbaceous beds of hydrangea, roses and other perennials provide colour, together with a pair of clipped domed trees either side of the entrance, and a water trough and fountain in one corner which may be available to purchase, subject to separate negotiation. The house is trained with further roses, and the garden is enclosed by brick wall and established Portuguese laurel hedging. At the back of the house is a paved path to the communal parking area, where there are two allocated spaces for no.4, together with bin and bike storage.
Location
Reepham is a charming rural town with a weekly market that was established in 1277. The imposing Dial House is a landmark building in the square, a boutique bed and breakfast, accommodating ‘Bread Source’ artisan bakers and café, and the "Laid Back" wine bar and pizza restaurant which hosts music events.
