Description

Situation The Forest and Land at Easter Buckieburn is located in a private position to the east of theCarron Valley reservoir within close proximity to the border between Falkirk and Stirling. The land is located approximately 6 miles to the west of the town of Denny, 9 miles to the south of the City of Stirling and about 18 miles to the north of Glasgow. The nearest train stations are at Croy and Larbert. Glasgow Airport is about 29 miles to the south and Edinburgh Airport is approximately 33 miles to the east.

The property is well placed for access to the motorway networks and is within close proximity to the M80, M9, and M73 providing swift access to the majority of central Scotland.

Description
The Forest and Land at Easter Buckieburn extends to approximately 147.36 Ha (364.13 Acres) in total. The property comprises a mix of productive woodland which was planted in around 1995 with several smaller areas of open ground and pastureland. The principal species is Sitka spruce which extends to approximately half of the property area with the remainder being a mix of broadleaved planting and several areas of open ground and grazing land.

There is a well-constructed internal forest road serving the majority of the property, and a number of areas have been thinned with a combination of rack removal and some additional inter rack thinning. The property lies approximately 0.9 miles to the north of Carron bridge close to the well-known Carron valley forest complex.

The grazing land extends to approximately 9.89 Ha (24.44 Acres) and lies in a single contiguous block to the southwest of the existing woodland plantations, and forms an area of pasture ground interspersed with several areas of amenity woodland which provide excellent shelter and amenity. The grazing land has a generally south westerly aspect and rises from around 223 metres above sea level on the southwest boundary to approximately 296 metres on the western boundary. The grazing land is classified as Grade 5.2 by The James Hutton Institute and benefits from access to a natural source water supply.

History
The current sellers purchased the property in 1994, in the interest of planting their own diverse commercial and broadleaved woodland on Dundaff Hill. They wanted to improve conservation areas throughout the property, as keen conservationists on their arable farm in Norfolk. The sellers have also grazed parts of the land with Sheep and Highland Cows.

Taxation
Commercial woodland ownership offers significant tax advantages that can boost investment returns:

Inheritance Tax: Qualifying commercial woodland/agricultural assets typically receive 100% Business Property Relief or APR on the first £2.5m per person (up to £5m for couples), provided the asset has been owned and commercially managed for at least two years. Amounts above
this threshold get 50% relief (effective 20% IHT rate).

Income & Corporation Tax: Timber sale profits are exempt.

Capital Gains Tax: Standing timber is exempt; only land value growth is assessable.

VAT: Owners can register to reclaim VAT on management costs and capital works.

Tax rules can change and depend on individual circumstances — always consult a qualified financial advisor or accountant.
