Description

Step Inside
Parts of Clytha Farm date to the 1600s and some of the stonework is said to have come from Raglan Castle.

It’s retained many period features, including wide oak panelling dating back to George III’s reign, substantial structural beams, exposed ceiling beams, thick walls and an open fireplace.

The farmhouse is entered through a porch leading into an entrance hall/boot room and on to an L-shaped kitchen/breakfast room with farmhouse-style wooden cabinets and a pantry

The two living rooms have a homely feel and there’s also a small snug.

The dining room comfortably accommodates a table for 10 people and has a view of the front garden.

Attached to the house are a utility room, with plumbing for a washing machine, tumble dryer and sink, and a large storage room with a mezzanine.

Stairs from the living room split into two directions, leading to four bedrooms.

The principal bedroom has an en-suite bathroom and two walk-in wardrobes and there are a further three large bedrooms and a family bathroom, all with lovely views.

Close by is a two-storey stone barn that, subject to permissions, could be redeveloped.

Step Outside
To the front and rear of Clytha Farm are lawned formal gardens planted with several mature trees, including a pair of historic yews, along with shrubs, hedging and established flower beds, with views over the rolling Monmouthshire countryside beyond.

An attractive Portland stone terrace surrounds the house and there’s a raised patio and barbecue area that’s great for entertaining.

Providing access to the three paddocks is a specially designed grassy area known as the corral.

The stableyard has two international-sized stables, three large tack rooms, a workshop and an open-sided barn for storing vehicles, machinery and equipment and sheltering animals.

The driveway to Clytha Farm belongs to the farmhouse, with a neighbouring property benefiting from a right of access. There’s plenty of parking at the front of the farmhouse.

Location
Raglan is famous for its castle and has a garden centre, farm shop, butcher’s shop, gastro pub and vineyard. There’s a golf club and a wealth of footpaths and bridleways for walking and riding. The Wye Valley Area of Outstanding Natural Beauty and Brecon Beacons lie close by.

Raglan is close to the A40 and A449, giving it excellent road links to Newport, Monmouth, Bristol and onward to London.

The village is 10 miles from Usk, which has restaurants, pubs, shops and services, and nine from Monmouth, with its upscale high street with several independent shops and boutiques, including branches of Waitrose and M&S Simply Food, and a wide range of services and sporting facilities. There are several exceptional schools in the area, including the independent Haberdashers schools.

Agents note:
The property owns the driveway, over which neighbouring properties benefit from pedestrian and vehicular rights of access.

We are advised that there is a restrictive covenant stating that a business cannot be operated from the premises. We are awaiting more information regarding this from the seller.
