Description

"We've loved having our morning coffee with the sun pouring into the kitchen and living room. The garden has been perfect for summer barbecues, and having all the restaurants on Cotham Hill just around the corner is a real bonus."

The Home

A spacious and well presented two bedroom garden flat on Cotham Vale, offering approximately 789 sq ft of accommodation in a fantastic location on the edge of Cotham and Redland. Forming part of an attractive period building and accessed through a private entrance the property offers well proportioned rooms, plenty of natural light and the added benefit of a particularly generous private garden.

The apartment is accessed via its own entrance, with a hallway leading through to the main living accommodation. The living and dining room is a fantastic size, with a large bay window bringing in plenty of natural light. A feature fireplace provides a lovely focal point, with fitted shelving and cabinetry to either side. There is plenty of room for both seating and dining, making this a really sociable space.

The kitchen sits just off the living space and is partly open to the living room, creating a nice connection between the two spaces. Finished with cream cabinetry and dark worktops, it provides a good amount of storage and preparation space. Just beyond the kitchen is a particularly useful study area, currently arranged as a home office and ideal for anyone working from home.

Both bedrooms sit towards the rear of the apartment. The principal bedroom is a generous double, with built in wardrobes and plenty of space for additional furniture. The second bedroom is another good sized double, with direct access to the garden making it a particularly lovely space. A family bathroom with a shower over the bath completes the accommodation.

The Outside

One of the property's biggest selling points is its private rear garden, a fantastic size for such a central Bristol location. The garden is predominantly paved with a mixture of stone and decking, creating different areas for outdoor seating and dining. A pergola covered seating area offers a lovely spot for entertaining. There is also useful outdoor storage, with the garden offering plenty of potential for a new owner to make it their own.

Living in Redland

Cotham Vale is a quiet residential road close to Chandos Road and Cotham Hill, two of the most popular spots in North Bristol, famous for independent shops, cafes and bars as well wonderful green spaces. To the West is Clifton, a famously beautiful and prestigious part of the city, with Clifton Village just a 15 minute walk. To the North is Redland and the green expanse of The Downs, a short walk up Whiteladies Road. Up the road there are a number of independent shops and cafes, Cotham Hill and further to the larger establishments of Whiteladies Road and Clifton. To the south is Bristol City Centre, around a 15/20 minute walk or a short cycle. To the east is Gloucester Road, running through the popular areas of St Andrews, Bishopston and down into Montpelier, lined with hugely popular bars, restaurants and shops. The area is very convenient into or out of Bristol, with Clifton Down or Redland train stations just around the corner and several bus routes running in the immediate area.
