Description
The cottage was renovated just over five years ago, with a subsequent extension creating the orangery-style dining room. On entering, the hallway provides access to a downstairs cloakroom. The dual aspect lounge features a vertical radiator to maximise wall space and a brick fireplace with provision for an electric fire or wood burning stove. The kitchen overlooks the garden and has a range of cupboards with soft-close doors, alongside integrated appliances including a Neff electric hob, Bosch oven, fridge/freezer, dishwasher and washing machine. Off the kitchen, the orangery-style dining room provides space for a six-person table, with double doors opening directly onto the garden.
Stairs from the lounge rise to the first floor landing, which enjoys partial countryside views. Bedroom one is a well proportioned double with space for a bed and bedside tables, together with a single cupboard situated beside the chimney breast. Bedroom two is a single room with extensive built-in storage, comprising two double wardrobes, two single wardrobes and a large corner cupboard. The accommodation is completed by a shower room, featuring a large tiled walk-in shower, wall-hung vanity unit with a wash basin, w.c, heated towel rail and a generous linen cupboard.
Outside: the low maintenance garden provides a variety of seating and outdoor spaces. Paved steps lead from the orangery to a patio and raised deck, alongside an artificial grass area and a shingle section. Raised sleeper beds at the rear are planted with a variety of plants and shrubs. A private driveway provides off road parking for one vehicle at the front of the property.

Burwash is one of East Sussex's most sought after villages. The High Street, lined with Lime Trees, consists mainly of period properties. The village has a strong local community, with local shops and pubs, a doctor's surgery, a church, and a primary school. There is a regular bus service to the nearby town of Heathfield, on to Tunbridge Wells and Eastbourne. The bus also goes to Etchingham Station. There are two main line stations; the second is at Stonegate, and both are less than a ten minute drive. Heathfield is about eight miles and offers a very good selection of High Street shops, Waitrose, Sainsbury's and Co-Op supermarkets as well as a range of other amenities and social clubs.
Directions: Head East along the High Street towards the church. Follow the road round to the left and the property is on the left-hand side before Shrub Lane.
