Description

REF MG1259

Some homes just make family life easier, and this is one of them. With four bedrooms, a generous kitchen/dining room, a separate utility room and an additional room that can be used as a home office or playroom, there’s a lot on offer here for a buyer.

The kitchen/dining room is a real highlight for me, extending to around 25'4" in length. There's plenty of space for a large dining table, making it a room that works just as well for everyday family meals as it does when friends come over. An opening connects the kitchen/dining room to the sitting room alongside it, creating a natural flow between the two spaces. With its media wall and electric fire, it is genuinely somewhere to relax while still feeling connected to the rest of the home.

The practical side of family life has been well catered for too. The all important utility room has space for a washing machine, tumble dryer and large fridge-freezer, as well as a sink and plenty of storage. It’s a really useful room, keeping laundry and everyday essentials separate from the main living areas. At the front of the house, the additional room offers flexibility as a home office, playroom or study, depending on what you need now and how that might change in the future. There’s also a bathroom on the ground floor.

Upstairs, you’ll find four well-sized bedrooms, with even the fourth bedroom currently accommodating a double bed. A separate shower room serves the first floor, and there’s additional storage off the landing. The conservatory provides another useful space, with doors to the outside, where the south facing garden benefits from a patio area for sitting out in the sunshine. There’s side access next to the kitchen and a covered lean to beside the sitting room that provides handy storage for garden tools and equipment. The garage has been partially converted to create the utility room, but storage remains at the front, accessed through a roller door. There’s also driveway parking for two cars.

It’s the combination of all these features that makes this house work so well. From the generous kitchen and proper utility room to the flexible extra space and four bedrooms, it offers the sort of practicality that a growing family will appreciate every day.

Life in Burgess Hill

We really like the position of this home on The Warren. Set just off Kings Way on the eastern side of Burgess Hill, it’s a quiet residential setting that works particularly well for families.

There’s a good choice of nurseries and primary schools nearby, with Birchwood Grove Primary just over half a mile away. For secondary education, Burgess Hill Academy and St Paul’s Catholic College are both established local options. Burgess Hill station is approximately three quarters of a mile away and can be reached on foot via a choice of residential routes. From here, regular services run to London Bridge and London Victoria in under an hour, making it a practical choice for commuters.

There’s also plenty to enjoy beyond the immediate neighbourhood. Follow nearby Folders Lane to reach the open countryside around Ditchling Common Nature Reserve, a popular spot for walkers and dog owners, or continue south towards the village of Ditchling. Heading east takes you towards Plumpton, while the B2112 provides straightforward access north towards Wivelsfield Green and Haywards Heath.
