Description

A smart one-bedroom Victorian garden flat on Parish Lane, with direct access to its own private west-facing garden, a beautifully finished turnkey interior, a long lease and Penge East Station around a three-minute walk away. Offered with no ground rent or service charge.

This beautiful flat ticks a lot of boxes: a beautiful interior, a private garden, a great local social scene, transport links, and a mix of character with modern finishes.  Speaking of the interior, oak flooring runs through the main living spaces, with burnt orange, pale blue and soft neutral walls used alongside graphic artwork, white cabinetry, warm timber and plenty of natural light. The layout moves from the bay-fronted bedroom at the front, through the reception room and into the kitchen at the rear, before opening directly into the garden; it’s typically Victorian and just works so well.

The bedroom sits behind a deep Victorian bay fitted with white wooden shutters, which filter the light nicely while retaining privacy from the street. There is a full wall of built-in wardrobes, room for a substantial double bed and a slim timber console that currently works as a dressing table or desk. The rest is understated, with soft carpeting, pale walls, and a small collection of graphic prints.

The reception room has a warm, sociable feel, with oak flooring, a large window towards the garden and plenty of space for both sitting and dining. A bold burnt-orange section of wall frames the rear window, while floating shelves sit neatly within the alcoves around the chimney breast.

The current owners have gone for a mix of mid-century shapes, strong artwork and small objects collected over time, which suits the proportions of the room particularly well. There is space for a full dining table without it feeling pushed into a corner, while the sitting area still comfortably accommodates a sofa, armchair, television and storage.

The kitchen follows directly from the reception room and has been finished in glossy white cabinetry with pale worktops and integrated appliances. The long galley arrangement gives you plenty of preparation space and storage, while a breakfast bar along one side has room for two stools and works equally well for coffee, dinner or opening a laptop.

A long bank of windows runs beside the worktop, with more light coming through the glazed garden door at the rear. The pale blue wall adds a little colour, and the oak flooring continues through from the living room, tying the two spaces together.

The bathroom sits beyond the kitchen and has been finished in warm grey large-format tiles, with a full-sized bath, rainfall shower, glass screen, wall-hung vanity, concealed-cistern WC and a wide mirrored cabinet above. The fittings are clean and simple, and the textured tiles give the room a nicely calm, contemporary finish.

The garden is accessed directly from the kitchen and feels like a genuine extension of the flat. A paved terrace immediately outside gives you space for outdoor seating and a table, with a lawn beyond and mature planting running around the boundaries. There are established evergreens, climbing plants and timber-edged beds, with enough room to add more planting if you want to make it your own. It is an easy space for summer dinners, drinks with friends, a bit of gardening or simply opening the back door on a warm morning and taking coffee outside, and being west-facing it gets most of it’s sun in the afternoon and evening, which is ideal for BBQ’s and al fresco dining during the longer days.

Parish Lane is a really good spot if you want to be properly connected to Penge. Penge East is just 0.1 miles from the flat, while Penge West is around 0.4 miles away, according to mapping data. Between the two, you’ve got excellent connections and plenty going on locally for coffee, food, drinks and everyday shopping.

One of our favourite local spots is Alexandra Nurseries, just further along Parish Lane. It’s part garden centre, part café, part homeware and vintage shop, and has exactly the kind of slightly quirky, independent feel that suits Penge. You can go in for a coffee and quite easily come out with a plant, an old chair and something you absolutely did not plan on buying. It is independently run and combines plants with vintage pieces, salvage, gifts and a café serving coffee roasted locally in Penge.

Transport is excellent from here. Penge East gives you direct Southeastern trains into Victoria, while Penge West adds services towards London Bridge and the Windrush line through Forest Hill, Honor Oak, Brockley and Canada Water. Between the two stations, you’ve got a really useful choice of routes depending on where in London you’re heading.

The High Street is close by too, with all the useful everyday shops alongside a growing collection of independents. Penge General Store is great for deli food, groceries, coffee and baked bits, Carnival Coffee Roasters does properly good coffee, and Southey Brewing Co has its own brewery and taproom just off the High Street.

That mix is a big part of what gives Penge its personality now. Good coffee, brunch, groceries and drinks with friends can all stay local, and there is enough variety around the High Street and surrounding streets to make the area feel interesting day to day.

There’s also a strong creative side to Penge. Penge Street Art has been running since 2015, working with artists and local residents to bring murals and public art to walls, shutters and side streets around the neighbourhood. More than 700 street-art works have been facilitated across South London through the project, with Penge very much at its heart.

The Penge Festival is another good example of that local energy. The 2026 festival ran for three weeks through June, bringing together art, culture, music, dance, food, local history and community events at venues across Penge. Street-art tours and performances at the Bridge House Theatre were part of the programme too.

The Bridge House Theatre by Penge West adds another nice layer. It’s an independent Off West End venue sitting above the pub, with a year-round programme of visiting productions and in-house shows, as well as a focus on supporting local creative talent.

For green space, Alexandra Recreation Ground is around 0.2 miles from Parish Lane, with Penge Recreation Ground approximately 0.3 miles away, according to current mapping data. Both are handy local spaces when you want a walk, some sun or simply somewhere green close to home.

And then there’s Crystal Palace Park at the western edge of Penge. Penge West sits around 0.4 miles from the flat, according to current exact-address mapping data, with the Penge Gate entrance to the park just beyond the station. The famous Crystal Palace Dinosaurs sit on this side of the park too, so the park feels very much part of the wider Penge landscape.

The park itself covers around 200 acres, with the dinosaurs, boating lake, maze, urban farm, skatepark, National Sports Centre, museum and concert bowl all within it. It’s an enormous amount of open space to have so close by and gives you everything from a quick walk to somewhere you can easily spend half a day.

Head through the park and you’ve then got Crystal Palace itself, with the Triangle’s pubs, restaurants, coffee shops, vintage furniture, galleries and Everyman Cinema. It adds another whole collection of places to eat, drink, shop and spend a weekend, alongside everything already happening around Penge.

That’s really the appeal here. You have two stations close by, good independents, a visible creative scene, proper green space and Crystal Palace Park within easy reach, all from a part of SE20 with a strong identity and a genuine sense of community.

Tenure-wise, the flat has approximately 179 years remaining on the lease. There is no ground rent and no regular service charge; maintenance and expenditure for the building are dealt with between the leaseholders on an ad-hoc basis as and when required.
