Description

An idyllically situated and beautifully proportioned Edwardian country house with excellent recreational and equestrian facilities, set in over 19 acres.

Description

Shoreham House is an elegant country house dating predominantly from the Edwardian period and nestling amidst over 19 acres of beautifully kept gardens and grounds, together with excellent equestrian and recreational facilities.

Situated in a superb rural position, surrounded by its own land and enjoying far reaching views over the rolling Sussex countryside, the house, which has been in the same ownership for over forty years, is believed to have been built in and around 1910 by the Guinness family. Internally, this beautifully presented home retains many period features and combines both comfort and elegance with the versatile accommodation amounting to over 4,000 sq ft being arranged over two floors.

Reception rooms include an elegant, light and airy double reception/drawing room of excellent proportions, a formal dining room, a fine garden room with southerly outlook to the gardens, tennis court, pool and Ménage, a cozy library/TV room and a dedicated study with bespoke pine cabinetry. The majority feature attractive open fireplaces and together they provide an ideal suite of rooms for social gatherings and home entertaining.

The kitchen/breakfast room is equipped with a range of wooden cupboards complemented by granite worksurfaces. Appliances comprise an oil fired AGA with space for an American-style fridge/freezer and dishwasher.

The utility room provides a further range of cupboards and there is space for a washing machine and tumble dryer. A shower room together with several useful store rooms/wine /log stores and a WC complete the ground floor.

Arranged over the first floor are four attractive bedrooms, three with en suite bathrooms and a separate bathroom. The principal and guest suites enjoy lovely views, the former with a walk in cupboard with hanging and shelving and the latter with a dressing room and both having well appointed bathrooms with white sanitary ware.

Grounds & Outbuildings
Shoreham House is approached via electric gates that open to a gravel drive flanked by fields and leading to a substantial area of parking and turning at the front of the house and the garage to one side.

The gardens and grounds are a delight, interspersed with an array of mature shrubs, seasonal plants and ancient trees, and adjoined by fenced fields which provide a charming setting for the property.

Recreational facilities include a heated outdoor swimming pool, well screened by mature laurel hedging and an all weather tennis court.

Equestrian Facilities
Of further note are the excellent equestrian facilities, which comprise a substantial Atcost/American barn incorporating 14 stables by Loddon Equestrian Ltd, tack and feed rooms and a wash down area. There is a substantial area of hard standing with space for a trailer and adjacent to the yard is a 60ft x 20ft ménage with all weather surface. Further outbuildings include a separate Atcost barn and a stable in one of the fields.
The fields are all down to grazing with water connected and hedge or fence enclosed.

Shoreham House sits on the outskirts of the pretty hamlet of Ewhurst Green which is located within the High Weald National Landscape. The popular White Dog Inn is under a mile away whilst local shopping can be found in Hawkhurst and Robertsbridge, the former having a Waitrose and Tesco supermarkets, a butcher's, a chemist and a Kino Cinema and the latter having also have a range of shops and a mainline station with frequent services to London.
