General Comments - Located in a highly desirable village location is this very spacious four bedroom detached property with three reception areas, set in attractive gardens taking advantage of its delightful south facing position. The property has been in the same ownership since construction approximately sixty years ago and has been very well maintained but is now a little dated and prospective purchasers will likely upgrade the kitchen and bathrooms but there is huge potential to create a lovely home. The accommodation is extremely versatile and includes four bedrooms, three have en suite facilities, fitted kitchen, utility, sitting room, bathroom and integral garage/store. There are fabulous far reaching views from the rear over the gardens with the sea and Dodman Point in the distance. The property is set in a generous gardens that enjoy a very sunny aspect with lots of sitting out spaces and many mature shrubs, plants and lawns. The lower garden has a heated swimming pool. The property is being sold with no onward chain and an internal viewing is highly recommended.

Location - Portloe is arguably the "jewel" in the crown of the Roseland Peninsula. The village has seen little or no intensive development in modern times and still retains its traditional atmosphere with clusters of old stone cottages set in a cleft of the cliff and descending to a delightful small harbour still used by local fisherman but with the industry now concentrating on crabs and lobsters. Not surprisingly most of the village has been declared a Conservation Area and there are many listed buildings. Local facilities include a pub, church, car park as well as the Lugger Hotel, a bus service runs throughout the year and the larger village of Veryan is about two miles away.

Veryan has a pub, church, primary school, post office/general store, as well as a social/sports hall with indoor bowls and tennis courts. Much of the land in the area is owned and protected by the National Trust and the clifftop walks in the immediately vicinity are exceptional. The nearby Carne and Pendower Beach is also a favourite with local and visitors alike. The Nare Hotel is located above Carne beach.

About Philip Martin, Truro

9 Cathedral Lane, Truro, TR1 2QS

Independent, Professional Estate Agents in Cornwall

Established in 1986, Philip Martin is an independent estate and letting agency providing professional property advice across mid and west Cornwall, with offices in Truro and St Mawes.

We act for sellers of a wide range of quality property, from city and village homes to coastal and rural houses, offering clear, considered advice tailored to each individual instruction and market condition.

We believe an estate agent’s role is not simply to market property, but to advise, guide and negotiate effectively in order to achieve the best possible outcome. Philip Martin is led by RICS-qualified partners, supported by an experienced local team with detailed knowledge of Cornwall’s highly localised property markets. This professional grounding allows us to provide measured advice on pricing, presentation and strategy from the outset.

Our Truro sales office, located directly opposite the cathedral in Cathedral Lane, and our St Mawes office on the Roseland Peninsula ensure excellent local visibility and access to buyers. All properties are marketed jointly from both offices, providing strong local exposure combined with wider regional reach.

In addition to residential sales and lettings, we offer professional valuations and advice relating to probate and estate matters, taxation and insurance, divorce and litigation, as well as planning considerations and development potential. This breadth of expertise is particularly valuable for higher-value, coastal and more complex property transactions.

Philip Martin is a long-established independent Cornish agency, known for a calm, professional and strategic approach. Our focus is on providing clear advice, maintaining high professional standards and achieving the best possible result for our clients.
