Description

Occupying a stunning location adjacent to Hyde Common with DIRECT FOREST ACCESS, a delightful period cottage with immaculately refurbished five-bedroom accommodation set in approximately 0.33 acre.

A charming, beautifully presented New Forest cottage with surprisingly spacious accommodation approaching 2,000 sq. ft. that combines period heritage with the qualities of a first-class refurbishment and contemporary living.

The centrepiece of the house is undoubtedly the stunning open-plan dining room/sitting room/kitchen featuring a high vaulted ceiling and exposed oak framework that enjoys a south-facing orientation and is flooded with natural light, which flows open-plan style into a comprehensively fitted bespoke kitchen. An imaginative reconfiguration of the layout has created five generous bedrooms, four of which enjoy luxurious en suite facilities, and the remaining accommodation is a versatile mix of an additional reception room/snug, a standalone shower room and wet room and a highly practical, beautifully fitted utility/boot room. The history of the cottage includes partial use as the village School Room, an area which is currently employed as a separate guest en suite bedroom with an independent external access. The cottage sits in an established garden totalling 0.33 acre and enjoys the most wonderful, rarely found location adjoining the fringes of Hyde Common, of which there is a splendid southerly outlook and far-reaching views. Within the garden is an array of outbuildings to include stabling, 2 STABLES, GARAGING and an OUTBUILDING.

The cottage is approached via a track from Abbotswell Road that leads to two separate vehicular entrances. The first opens to a generous parking and turning area and provides access to a Harry Hebditch STABLE BLOCK comprising 2 loose boxes, with an adjoining SINGLE GARAGE and STORE. Beyond the parking area and adjoining rthe garden to the eastern flank of the property is a useful OUTBUILDING.

The garden is divided into distinct areas on the east, south and west elevations of the property. To the eastern side it is principally laid to lawn with well planted beds and a stone patio with brick and tiled mosaic surround, a motif that has been continued on the pathway that leads to the property. The lawn continues to the south of the property where it is bound by an established hedged frontage overlooking Hyde Common. To the western elevation is a further area of lawn with a sunny patio, ornamental pond and well planted shrub borders.

ANTI-MONEY LAUNDERING REGULATION
We are legally required to conduct Anti-Money Laundering checks on all parties involved in the sale of a property - i.e. both buyers and sellers. We use a service offered by The Guild of Property Professionals called Verify365 to perform these checks. This is a service offered to Estate Agents who are members of the Guild of Property Professionals. These checks must be completed before a property is listed for sale and as soon as an offer is accepted. There is a non-refundable fee of £25 (plus VAT) per person. Note: Woolley & Wallis receive a portion of this fee to cover our administration costs in processing these legal checks. An email link will be sent to you to carry out these checks.

From Fordingbridge High Street pass over the River Avon and under the flyover. Turn right opposite the Southampton Road garage before immediately turning left (signposted Stuckton/Frogham). Follow this road through Stuckton and over the cattle grid, climbing Frogham Hill. At the top of Frogham Hill, continue straight over the crossroad passing the Forester's Arms on the left and follow the road to the far end. Turn right onto the track before Abbotswell car park and the entrance to the cottage will be located after a short distance on the right hand side.

The cottage occupies an outstanding position on the edge of the Hyde Common and Abbotswell areas of the New Forest, with direct forest access from the gate. Frogham is one of several peaceful hamlets and villages located in the uppermost north western corner of the New Forest National Park, where ponies and donkeys frequent the village lanes and open forest. There is a popular public house and village hall within Frogham, whilst neighbouring Hyde has a highly regarded primary school, garden shop and The Potting Shed cafe. Fordingbridge (approx. 1.5 miles) and Ringwood (approx. 6 miles) have an excellent range of local shops, health centres and reputable state primary and secondary schools, with Forres Sandle Manor serving the private sector.

For those seeking a balance between a 'work-from-home' and office-based environment, communications in the area are excellent. The local road network, including the A338 and A36, draws the regional centres of Salisbury, Bournemouth and Southampton within striking distance. There are mainline rail services from Salisbury and Southampton Parkway (90 minutes and 71 minutes respectively) to London Waterloo and international airports at Southampton and Bournemouth.

Those seeking outdoor pursuits will undoubtedly be satisfied by the wonderful location and the glorious walking, riding and cycling countryside virtually on the door step at Abbotswell and Hyde Common. There is a choice of local golf and angling clubs in the vicinity and sailing opportunities abound on the South Coast and at Spinnaker Sailing Club at Blashford Lakes, near Ringwood.
