Description

A tree-lined road, an extended family lounge, and a loft conversion with room to spare.

Set in a popular part of Hall Green, this extended semi-detached home has grown out at the back and up into the loft, giving a family far more room than the classic semi it started life as. Original period stained glass greets you in the porch and on the landing, solid wood doors run throughout, and a long family lounge opens through to a dining area and out to a level garden. Three floors, a WC on each of them, and space for everyone to find their own corner.

We asked them what made them buy it...

“The first thing we noticed was the quiet road and the semi-detached structure. What made us choose it over the others was the road, the trees and the extension at the back. Even now, the thing we’ve never stopped loving is the neighbours, the road, the trees and the garden. Our great neighbours and our quiet, green road are what we’ll miss most.”

What about the house itself?

“The family living room is where we spend most of our time. It’s big, extended and great to sit in with family and friends. We’ve put in a new kitchen and bathroom, added the loft dormer and the porch, and landscaped the garden. Guests always comment on the porch, the garden, the kitchen and the design, but the loft dormer is the highlight. The garden is a good size, with lots of greenery, a play area for the kids and the birds tweeting. The house is full of light, and it feels cosy, peaceful, safe and secure. It’s perfect for a family who loves gardening and outdoor barbecues.”

Our agents say...

This is the semi that kept going. The front lounge sets the tone with a big walk-in bow bay, the kind of window that’s crying out for a reading chair, while the extension at the back has created a long family lounge that flows into the dining area, with French doors opening onto the garden. The kitchen sits alongside with its own door outside, and there’s a separate utility store and a downstairs WC to keep the everyday chaos out of sight. Underfloor insulation has been added too, one of those upgrades you never see but are always glad of.

Upstairs, the first floor has three bedrooms and a shower room, with the main bedroom enjoying a bay window of its own. Then the dormer loft conversion adds a whole extra level: two more bedrooms, a second shower room and storage tucked into the eaves. Teenagers, guests, a home office, a hobby room... it’s the kind of flexibility you only realise you need once you have it.

Outside, the rear garden is level and easy to live with. There’s a paved patio for those summer barbecues, artificial lawn for the kids, gravelled borders and young trees that will only get better with time, plus a small summerhouse at the rear. A side gate leads round to the front, where there’s a driveway.

And then there’s the setting. The trees along the road put on a real show every autumn, and Hall Green has that idyllic suburban feel while staying well connected, with trains from Hall Green station reaching Birmingham Moor Street in around 12 minutes. Lakey Lane Primary School and Hall Green School are both in the area, while the shops along the Stratford Road and in Acocks Green have the weekly errands covered. The Shire Country Park and Sarehole Mill, where a young J.R.R. Tolkien spent his childhood days, are right here in Hall Green, and neighbouring Moseley is known for its Arts and Crafts houses, particularly around the St Agnes conservation area. Your idyllic suburb, surrounded by some of south Birmingham’s most admired streets.
