Before you consider to view a property we would like to inform you, for clarity, the fees that may apply during the contract.
Permitted Payments
Deposit - equivalent of up to 1.5 times of agreed monthly rental amount
Holding Deposit - maximum one week's rent of agreed monthly rent, deducted from
first month's rent on commencement of agreement. This will be withheld if the Contract does not commence due to the applicant deciding not to proceed on the agreed date or providing misleading/incorrect information. The Contract start date should be within 15 days of payment unless a different date is agreed and in writing by both agent and applicant.
Early termination when requested by the occupant-The occupant will be expected to pay for the entirety of the tenancy unless an agreement is made with the Landlord and Occupant.
Where required, utilities (electricity, gas or other fuel, water, sewerage), communication services "telephone, internet, cable/satellite television), TV license.
Council tax (payable to the billing authority)
Default fee for late payment of rent - Chargeable from 7 days arrears calculated on the interest at 3% above Bank of England base rate on the late payment of rent for each day that the payment is outstanding
Default charge for damage to the property during or at end of Contract will be in line with invoiced costs to remedy property to set original standard as per start of the inventory
Default charge for missed appointments - £30 (£25 plus VAT)
Default charge for replacement of lost key/s or security device equivalent to cost incurred.
Default charge for out of hours call out appointments - £12 (£10 plus VAT)
A breach of a term of the contract (where required under the Occupation Contract)
Any other permitted payments under the Renting Homes (Fees etc.) (Wales) Act and regulations applicable at the relevant time.
