At A Wilson Estates, we understand how stressful moving house can be, and so we have put together this guide to try and help the process go as smoothly as possible.
Once you have found a suitable property, please contact our friendly lettings team, who will, subject to availability, book you an appointment to conduct an internal viewing of the accommodation and will answer any queries that you may have. As part of this process, we will need to qualify that you meet the criteria required for the property.
As there is likely to be a very high level of interest in each property that is marketed to let, we cannot guarantee that a viewing can be booked for you, and we would encourage you to make contact with us as soon as possible should you find a suitable property.
Once you have viewed a property, please contact our offices to confirm your interest in undertaking a tenancy. Again, as we expect high levels of interest on each property that is marketed, it is important that you register your interest as soon as possible. In the event that multiple parties register an interest in a property, then the landlord shall have the final decision on which parties are invited to submit an application for the property.
If you are invited to make an application for the property, we will contact you to advise. In order to secure the property whilst the relevant credit references are obtained, you will be required to pay a holding deposit, equivalent to 1 weeks rent, the amount of which will be confirmed to you in writing.
Upon receipt of the holding deposit, we will register your details with our referencing partners, who will be in contact via email, with further instructions on how to complete your online application form. Please ensure that you complete the form(s) as fully and as accurately as possible. Your application may be rejected and your holding fee retained, if you provide false or inaccurate information, or you fail a right to rent check.
In line with new government legislation, we will be required to carry out a 'Right to Rent' check, to make sure that all tenants have the required permissions to rent a property in the U.K. You will be given details of the types of check that may be required upon application.

In certain circumstances, a tenant guarantor may be required. If this is the case, we will advise you of the criteria required.
By paying a holding fee, and/or submitting your application does not constitute an offer of a tenancy, nor does it infer at this stage that a tenancy will be granted.
Subject to the successful completion of your references, we will be in touch with you to advise, and to discuss booking in a move in date for you. Once we have confirmed this with you, we will advise on the remaining balance of rent and deposit to be paid prior to your check in. These funds must be received at least 24 hours in advance of your move in taking place.
Once the move in date has been agreed, we will visit the property beforehand to undertake an inventory and condition report, which will be sent to you via email, along with copies of the proposed tenancy agreement, deposit prescribed information, and all of the required certification and documentation as required by the Deregulation Act 2015. Most of the documents can be signed electronically, so you should only be required to call at the office on your move in day to collect your keys. If this is any different, then we will advise you beforehand.
Once you have completed your check in, you will need to review your inventory & condition report, and advise us of any discrepancies as soon as possible.
When we have finalised your move in, we will inform the local authority, who will register you as being the person(s) responsible for the council tax at the property. It will be your responsibility to set up the energy accounts for gas, electric and water, using the meter readings (if applicable) that are contained within your check-in inventory.
After your move in, we will send you a link via email, where you can register for your PropertyFile account. This will allow you to view all of your tenancy and property information, and will also enable you to report any repairs or maintenance requests via your dedicated portal 24 hours a day.
