Tenant FAQ
  • paragraph

For tenants, trying to find a new place to rent can be a daunting exercise. Here are the answers to some of the most frequently asked questions we receive from tenants. If we didn't cover anything or, there are any further questions that you have as a tenant, then please give us a call.

    1. What happens to my deposit?

We place your deposit in a government approved deposit scheme. At the end of the tenancy you will receive your deposit back providing that you have paid the rent, outstanding bills and have not damaged the property.

    2. I have a CCJ, will I be able to rent through you?

Many of our landlords understand that people fall into financial difficulty. The most important thing is that you advise us of all of the details as early as possible.

    3. After the initial term, can I stay in the property?

We will contact you towards the end of your tenancy and see if you would like to stay. If you do want to stay, we will prepare a new agreement for you and the landlord to sign.

    4. Will the rent go up?

If you stay in a property for a considerable period of time, you should expect that the landlord will want to increase the rent. Should this be the case, we will discuss with you what the new rent will be.

    5. Do I need insurance?

The landlord will be responsible for insuring the property. You will need to take out insurance to cover any items and personal possessions you have at the property. You should also consider insuring against any accidental damage that you might cause to the property.

    6. What are my responsibilities as a tenant?

The tenancy agreement is an important document and is the contract between you and the landlord. It is important that you act in accordance with the agreement at all times and that you meet your responsibilities as a tenant. When you move in, we will also provide you with useful help and guidance to ensure you are safe and enjoy your new home.

    7. Can the landlord enter my home?

The landlord or Aspire (as their agent) will need to conduct periodic inspections of the property. We will arrange a mutually agreeable time with you ahead of any visits to the property.

    8. What if I find any damage or maintenance issues in the property?

We will provide you with contact numbers to report any maintenance issues. It is important that you report issues as soon as you identify them, so your landlord can arrange for appropriate repairs. If you are responsible for any damage to the property then you would be expected to pay for the repair.

    9. Am I responsible for bills?

You will be responsible for all utility bills, the cost of TV licensing and council tax.

    10. Do I need a guarantor?

Under certain situations we may ask you to provide a guarantor. This normally happens where you have a credit history such as a CCJ or there are some other concerns about your ability to make the rent payments.

    11. What does tenant referencing involve?

When you apply to rent a property through us, we are required to carry out some checks to verify certain information regarding matters such as your financial position and credit history. As you go through the application process we will explain exactly what these checks entail.

    12. Can I redecorate or make any changes to the property?

You can only make decorative changes to the property with the written consent of your landlord. You will normally be asked to return the property to its original decorative condition at the end of your tenancy.

    13. What about wear and tear?

You are expected to return the property at the end of the tenancy in the same condition that you received at the start after allowing for normal wear and tear associated with living in the property.

    14. Am I allowed to keep a pet?

You can only keep a pet if the tenancy agreement provides you with consent to do so. If you intend to keep a pet at the property, you must notify us when going through the application process.

    15. What happens if I am going to be late with my rent or I can't pay my rent?

If you believe that your rent will be late or you can't pay the rent then you should contact us as soon as possible.

    16. Are there any penalties if I vacate the property before the end of the lease?

A tenancy agreement is a legal contract which you should not break. Even if you vacate the property, you will be liable for the rent according to the terms of your agreement. If there is a valid reason for you to leave the property before the end of the tenancy then please contact us and we will discuss your requirements with you.

    17. How long do I have to wait until I get my deposit back at the end of the tenancy?

At the end of the tenancy we will need to conduct an inspection of the property and ensure all outstanding rent and bills have been paid. Once we have done this, we will return your deposit to you. Under normal conditions, a deposit is returned within 2-4 weeks following the end of the tenancy.

    18. How much deposit do I need to pay?

You should plan on placing between 4 and 5 weeks rent as a deposit,

    19. How do I pay the rent?

You should set up a standing order with your bank to ensure the rent is received by the relevant due date.

    20. Is there an application fee that I have to pay?

In accordance with legislation, from June 1 2019, tenants will not be charged an application fee.

Our SEA values
  • Introduction

    Service

At the end of the day, while we transact and manage property for clients, our business is fundamentally about dealing with "people". Whether you are selling, buying or renting property, it can be a stressful process. At Aspire, our aim is not just to deliver an outstanding result, but to do it in a way that helps alleviate the stress and hassle involved. We recognise that clients "like doing business with people they like" and, we think you will like us.

At Aspire, the most important metric that we use to manage our team is what our clients say about us - our client feedback score. While you can teach someone to make a cold call or conduct a viewing, it's hard to teach someone to actually "care" about what they do. At Aspire, being a small and independently owned business, we handpicked a team of people that have customer service and client care as part of their DNA.

    Expertise

We are a small team, with a lot of experience. In fact, our team has an average of over 10 years industry experience per person, so you can be confident you will receive quality advice. We are a "fact based" Company and all advice we give is based on years of local industry knowledge and a robust analysis of current market conditions. When you instruct us to sell a property, we will give you the facts and show you the data. We firmly believe that an informed decision results in a good decision. One of our senior team members will always personally conduct viewings to "sell" the benefits of your property and, once we secure the sale, the file stays with our senior staff to manage through to completion. You won't be dealing with trainees or inexperienced staff.

When it comes to lettings, it's a common misconception that letting a property is very straightforward; indeed, many agencies will simply tell you not to worry as they have "got it covered". Well unfortunately it's not quite that simple. There are about 145 laws and over 400 regulations that need to be complied with. When we manage property at Aspire, we do it right. With ARLA accreditation, property ombudsman registration, tenancy deposit scheme membership and client money protection, you can be sure you are in safe hands.

    Accountability

At Aspire, you won't be dealing with a an "employee". As an independent agency you deal with the Directors and Business Owners. The buck stops with us.

    Selling your home/investment
    • paragraph

People have many motivations when selling property, and our first objective as an agent is to understand what it is "you" are trying to achieve, and what would represent an exceptional result for you. Taking into account your objectives, we will always give you honest and fact-based advice based on our industry experience and current market conditions.

While selling property is not particularly complex, it certainly can be stressful and a little daunting. This is where an agent's "expertise" and "service" can really make a difference. At Aspire, our goals are to:

      • Achieve the maximum price for your property
      • In the minimum amount of time, and
      • Manage any stress involved in the process.

As a client, you will have direct access to our owners and Directors, who will keep you appraised of progress throughout every step of the transaction. A senior team member will always personally conduct viewings to actually "sell" your property to potential buyers and, once we secure the sale, the file stays with our senior staff to manage through to completion. You benefit from having real expertise and accountability from our first meeting, to the day we hand over the keys to the new buyer of your property.

    Buyers Guide
    • paragraph

      image cannot be displayed

Deciding to buy a new home is one of most significant financial commitments most of us will make in our lifetime. Whether it's a first step onto the ladder, a move to something a little larger or downsizing for your golden years, it can all seem a little daunting. There is a lot to think about for sure, but with a good understanding of the process, a little time spent researching the market and the appointment of good advisors, you should be in great shape. Here is our 10-step guide to help you on your way. Happy home hunting.

      1. Know your budget.

Make sure that you budget for the purchase price and all ancillary costs such as stamp duty, conveyancing fees, moving fees, new furniture etc. Also ensure you fully understand and have budgeted for the annual running costs of the property you are buying including mortgage payments, property taxes, utilities, commuting to work, expected annual maintenance costs and the like. If you are buying a leasehold property ensure that your budget also allows for ground rent and the annual maintenance charge.

      2. Choose your location

You know the saying - location, location, location! But don't just choose a location because of its desirable postcode. Give some thought to the matters that are really important to you and your family such as school catchment area, outdoor green areas, local shops, access to transportation, local area safety, etc. Narrow your search areas to ensure that you get the right balance between desirable postcode, quality of property and access to all the local area attributes and amenities that are important. Aspire Residential's area guides provide useful information on property values, transportation, schools and things to do and can be a great place to start your home buying research.

      3. Do your research

Before you start scheduling viewings, do your homework. Use the internet to browse what's available in the area and get a feel for prices and affordability. Get an idea of how much recent properties have sold for and how long properties are taking to sell. It's always good to wander into a couple of local estate agencies to get some free advice on current market conditions.

      4. Get your financing in place

Meet with a mortgage advisor or lender to understand how much you can borrow and get an offer of financing "in principle". Having the financing agreed and pre-approved will put you in a much stronger position when you find what you are looking for and you are ready to make an offer.

      5. Make a checklist

Now its time to actually start looking at properties. In preparation for your viewings, make a checklist of the things you absolutely need and can't compromise on, the things that would be "nice to have" and also anything that would make a property an absolute "no go" for you. Remember that when you view a property, your initial reaction will be an emotional one, which isn't necessarily a bad thing, but you don't want one of the biggest financial commitments of your life to be an emotional decision. Using a checklist will help ground you on the suitability and practicality of the property.

      6. Make an offer

Ok great, you have found what you are looking for and it ticks all the boxes, so it's time to make an offer. Making the right offer is a delicate balance of offering enough to secure the property versus not paying more than you need to. In this respect, again make sure you do your homework. Try to understand if the property has received much interest. How long has it been on the market? Has there been a price reduction? Have there been any offers put forward that have been rejected? What are the motivations of the seller? How is the property priced against others on the market? Is there a lot of work to be done on the property and is this factored into the price? An offer (even one under the asking price) that is well thought through and based on good information is unlikely to offend a seller and should initiate a sensible negotiation. For more information, see Aspire's guide to making at offer .

      7. Survey

Great news, your offer is accepted. Congratulations! Well not quite yet, as there is still a lot of work to do. The most important next step is to ensure you know exactly what the condition is of the property you are buying. This is where having the property surveyed is absolutely essential. There are several types of survey that you can instruct a surveyor to undertake. A useful starting point is to read the guide on home survey options issued by Royal Institute of Chartered Surveyors (RICS). More information can also be found in Aspire Residential's guide whether you whether you should undertake a survey.

      8. Solicitors

The next important decision is to select a solicitor or conveyancing firm to undertake the legal aspects of the sale on your behalf. Try to work with a firm or individual that specialises in conveyancing and knows exactly what they are doing. It's an unfortunate fact that approximately 30% of property sales fall through after acceptance of offer but before completion. That's a pretty big number. Find a solicitor that can keep things moving along in a timely manner and is diligent enough to identify and manage any issues or concerns with the purchase. You should request that the solicitor/conveyancing firm provide you with regular progress updates.

      9. Exchange contracts

Ok, now we are getting close. Your financing company has confirmed that they are happy to lend, they survey checked out ok and the solicitor has given everything the green light. So, it's time to "exchange" on the property. What does this actually mean? On exchange of contracts, you will pay a deposit and your solicitor will exchange signed contracts with the sellers solicitor. You are now legally bound to the purchase and will be expected to complete on the agreed completion date. You should ensure that you have building insurance for the property from the date of exchange.

So is that it - can we " pop the cork"? Well - not quite yet, as there is still some work to be done.

      10. Completion

Between exchange and completion there will be a lot of personal things you need to take care of such as packing, changing schools, doctors, finalising bills, advising change of address, arranging removals, etc. This might just turn out to be one of the busiest periods of your life! But don't worry it will all be worth it in the end. On the day of completion, your solicitor or the agent will advise you when you can pick up the keys to your new home. Now you can celebrate. It's time to "pop the cork". Congratulations.

        Everything was dealt with brilliantly
Recently used Aspire for selling a property, and have been very impressed. They are a great (small) team, who are all very friendly and helpful, and during the process, I'm sure I met most of them! Rates were very reasonable with several levels of choice and commission. Not pushy in insisting that you have to use 'in house' solicitors, surveyors etc and free to choose, but their recommendations were very professional and good value. Felt that they were definitely representing our interests and kept us informed all throughout. Everything was dealt with brilliantly (and there were some 'difficult' moments!).I'd recommend anyone to give them a buzz to have a chat about property. Thank you to all at Aspire!!

        Proactive communications from Aspire
Very good experience with Aspire although the sale of the house was difficult for other reasons. Proactive communications from Aspire. Grateful for covering house viewings. Grateful for covering supervision of the vacant property and other admin jobs such as meter readings and arranging gardener. Feel that house was well presented in brochure and Aspire very active in lining up buyers particularly when we remarketed the house. Aspire gave good advice to us during the difficult times, particularly around the expected market conditions at the time of remarketing. We feel that Aspire's fees are very reasonable at 1% given the service level.
