    • Landlord Testimonial

      Dedicated Team
Really dedicated team at the Whitchurch branch. Very pleasant to do business with. I have used them for over 12 years: buying, selling and finding tenants. If a buyer drops out of a sale they go all out to find another in double quick time. They keep you informed and stick to deadlines. I really can't praise this agency enough. I am always welcomed when I go into the office and the phone is always answered promptly. I am confident that this team can always deal efficiently with my property affairs.
Trine has helped me with so many transactions and also viewings. She is honest and straightforward. She is an exceptionally professional but pleasant person to deal with. She goes the extra mile and often carries out tasks outside her remit e.g. checking on a property, reading meters. She is excellent in dealing with tenants who have been awkward and has restored the situation diplomatically. With her I feel in totally trusted hands.

Gemma has kept me informed throughout the change of tenancy., including finding tradesmen and suppliers to carry out the necessary repairs, redecorating and outside preparation for the new tenant.

Why choose Barbers to Sell your home?
    • paragraph

We know that deciding to sell your home can be one of the most daunting decisions that you make, but there is no need to worry as Barbers are here to help. Our integrated network provides widespread coverage across Shropshire reaching the widest range of potential buyers, each office also benefits from prominent town locations in Market Drayton, Newport, Shrewsbury, Wellington/Telford and Whitchurch. We are also proud to be members of The Relocation Agent Network to assist home movers into the area from the other parts of the country.

The friendly teams throughout our network have extensive local knowledge. Our valuers provide realistic valuations of your property for marketing purposes, which is important for a successful sale. All marketing valuations are free and without obligation. Call Barbers or complete our request for a valuation form.

      The Barbers Guide to Selling:
      1. Price

As a general rule everything has a price so you need to be realistic about the value of your property. We offer realistic valuations from the onset, which will be based on current market data and experience of the property market. We regularly monitor and review your marketing.

      2. Presentation

Potential buyers need to imagine themselves living in your house. If you have items that you don't use on a daily basis it may be worth having a sort out, or putting them in a attic or into storage. First impressions count so make sure entrance hallways are as free from clutter as possible. For viewings try and remove items in the bathroom that can look cluttered around the bath and try and make work surfaces as clear as possible. Remember to empty the bins!

      3. Freshen up

If your property is looking a little tired consider a fresh coat of paint, new tiling or a fresh piece of lino. If you don't want to pay for new tiling consider re grouting which will freshen up the appearance.

      4. General Tidying

If you don't want to re decorate it is essential that your house is spotless! Pay attention to carpets and furniture (especially if you're a pet owner) Pay special attention to kitchens and bathrooms making sure they are hygienic and inviting. If you have built in wardrobe space potential buyers may wish to have a look inside so be aware of this and make sure they are presentable! Gardens are now seen as additional rooms so make sure that it looks tidy and appealing.

      5. Preparing for a Viewing

First impressions count and you'll want the house to appeal to as many people as possible; the more people there who like the property the higher the selling price should be. If you have pets consider leaving them with a neighbour, thoroughly clean up pet hair as some people are allergic to animal hair. Turn the heating on to make sure the property is warm but well aired. Lighting can also add a nice ambience to a room. If you have parking leave a space free for the buyer as this will positively add to the experience.

Once you have agreed a sale:
      1. Arranging your Solicitor

It is advised that you arrange a solicitor early on in the process so a file can be opened in readiness. Click here to go to our conveyancing section.

      2. Arranging a Survey for your ongoing purchase

If you require a mortgage on your ongoing purchase your lender will be arranging a mortgage valuation. In addition you may require a survey. Barbers work closely with Spencer Hustwick Surveyors who are able to quote for all types of surveys. Click here to go to our conveyancing section.

      3. Sales Progression

Throughout the sale Barbers work closely with solicitors, solicitors, lenders, intermediaries, surveyors and anyother connected parties to ensure the process goes as smooth as possible. Barbers regulary request updates from solictors to ascertain the progress of searches, enquiries possible exchange and completion dates and then relay this information to all parties involved in the sale. If any problems do occur we endeavour to resolve them as soon as possible with the help from your solicitor.

      4. Exchange of Contracts & Completion

In England and Wales, Exchange of Contracts is the last stage of the legal process after which you cannot pull out (without losing your deposit and any legal costs you may have incurred) This refers to when copies of signed documents are exchanged between the buyers conveyancer and the sellers conveyancer.

Once everything is ready, your buyer will then be asked to pay a deposit before contracts can be finally exchanged. This is a percentage of the property value. Note, at this stage if the buyer pulls out, they will lose their deposit and may face legal action.

    What can you afford?
    • paragraph

Buying a property is a big step involving a considerable long term financial commitment so you need to think hard about what you can afford. You should be realistic in your calculations. If you need a mortgage you will need to speak to a Mortgage Advisor. Barbers Estate Agents work closely with Mortgage Advice Bureau (MAB). Robert Carthy and Karl Hill from MAB works across our 5 offices and we would be more than happy to arrange an appointment on your behalf . A mortgage is a large outgoing cost, which is effectively a loan secured against a property. You can't sell the property without paying off the mortgage first and if you don't keep up the repayments the lender can repossess the property. If you don't require a mortgage it is sensible to think through all the potential moving costs you might incur such as Stamp Duty, legal fees, agents fees, removal costs etc as you plan your budget.

      Negotiating and making an offer

Once you have found your ideal home, the next step is to make a offer. It is important to consider a variety of factors before making an offer-

      1. Knowing your Budget

It is crucial to know and decide what your maximum limit is from the start and stand firm. If the seller refuses to budge you need to think very carefully if the property is really worth the extra money and can you afford it?

      2. Knowing your position

If you are a first time buyer with no chain or a buyer with a pre arranged mortgage you potentially have a head start on some of your competition. Make sure your Estate Agent is aware of this and also the seller, as this can put you in a very advantageous negotiating position.

      3. Understand the sellers position

If the seller is in a hurry to sell they might be willing to accept an offer to make the sale, Whereas if a seller is not in a hurry they are more likely to hold out for the best price.

      Arranging your Solicitor

It is advised that you arrange a solicitor early on in the process so a file can be opened in readiness. Click here to go to our conveyancing section.

      Agreeing a purchase

When you have found a suitable property as an agent we will check a buyer's ability to proceed. If you are selling it will mean speaking to other agents in your chain. If you don't need to sell we will ask for proof of funds. Once all the information is to hand we will write to all parties to confirm the sale and then the legal progress commences.

      Arranging a Survey

If you require a mortgage on your purchase your lender will be arranging a mortgage valuation. In addition you may require a survey. Barbers work closely with Spencer Hustwick Surveyors who are able to quote for all types of surveys. Click here to go to our conveyancing section.

      Legal work before exchanging contracts

Your solicitor will begin the conveyancing process. This includes organizing searches at the local authority and dealing with the results; receiving the mortgage offers, checking that the seller really is the owner of the property and preparing a Report on Title, Paying Stamp duty tax on the property and preparing the final contract.

Throughout the sale Barbers work closely with your solicitor to ensure the process goes as smooth as possible. Barbers liaise with solicitors to ascertain the progress of searches, enquiries possible exchange and completion dates and then relay this information to all parties involved in the sale
