    Our Lettings and Property Management department continues to grow as more and more landlords get to hear about the quality, consistency and total reliability of our service. No hidden fees, no mysterious "administration charges", no spending your money without having first gained your instructions. Just straightforward, efficient, friendly assistance.     We are members of SafeAgent which ensures that we must adhere to a code of professional conduct. This includes our holding all clients'monies in a formal Clients Account which is regularly audited, and protected by an insurance policy operated by SafeAgent.

    We provide two main options for you to consider:
    1: "Introduction Only" - Where we will just find you great tenant(s).
    2: "Introduction and Management" - Where we find you great tenant(s), then Manage the tenancy for you.

    We appreciate that finding a home to rent can be a frustrating process. With the current housing shortage in the Southend area we expect new Rental Property instructions to be reserved very swiftly, which is always disappointing for those who "miss out". In most cases there are a number of prospective tenants all wanting to rent the same property.

    To try to make life easier for good quality tenants, Bellevue have designed a "Pre-Approved Tenant" scheme. This results in tenants on the scheme being contacted as a priority whenever a suitable new rental instruction is received. To qualify for inclusion on this scheme, tenants will need fit the following profile:

    • Employed for longer than 6 months and with an easily proven income, or self employed with audited "books" for at least 18 months.
    • A verifiable record of previous addresses.
    • Non smoker and having no pets.
    • Have no adverse credit or unsatisfied county court judgements.
    • If currently renting, able to get a favourable landlords reference(s).

    If you fit the above, contact us so that we can add you to our list of waiting applicants.

    We regret that for reasons connected with individual landlords preferences and our referencing processes we are seldom able to offer tenancies to the unemployed, people less than 21 years of age, or applicants who have adverse credit. Applicants with a particularly low income, or who are working part time will be considered, but may need a working guarantor with a proveable income.

    All tenants over the age of 18 are fully referenced "on line" by a large national specialist company (Let Alliance) and we cannot arrange tenancies for those who fail the referencing process. We also undertake electronic checks in respect of Money Laundering activities.

    Ultimately, we aim to find good quality tenants for landlords with good quality properties.

    Our Tenant Fees are on keeping with current legislation, and we aim to build a good relationship between our tenants and our company. Many of our tenants have been with us for a good number of years, as they have progressed from one bedroom flat to three bedroom house.

    Geoff has been an Estate Agent in the locality for 40 years. He set up Belle Vue Property Services in 2003. The company is now the longest established independent sales and lettings agency in the area. He is a "hands on" Director dealing with all aspects of the day to day running of a busy Estate Agency. Over the years Geoff has been Chairman of the nationwide TEAM group of independent agents, a qualified financial advisor, and a consultant to a number of national property related companies. He combines this unrivalled level of experience with a keen interest in new technology and developments in the industry. He is, as the Belle Vue Mission Statement describes  - "Ethical. Efficient. Effective".

    David O'Rourke - Manager
    David has worked at Bellevue since 2002 and there are very few individuals who can rival his exceptional levels of experience and ability.As Office Manager, Davids' wealth of accrued knowledge allows him to immerse himself on all areas of the business including sales, lettings and management. His constructive and practical approach ensures that issues are resolved swiftly and effectively. David has lived in Southchurch for all of his life and is an active member of the local community, running weekly youth groups and organising annual holiday trips for the youth of the locality. He considers himself fortunate that he can contribute to the community by being on the board of two local charities, set up to help both children, and the homeless.

    George graduated with a first class degree whilst combining his studies with a job in insurance sales, which stood him in good stead for work in our fast paced office environment. He was recruited to bellevue in early 2016 and has proven a valuable asset to the company.George'e natural problem-solving abilities take the stress out of the complex issues that can arise within day to day property management. His calm, unflappable nature is always re-assuring to both landlords and tenants.He ensures that the department runs smoothly processing rental payments and accounts, issuing tenancy agreements, dealing with maintenance issues and ensuring safety and legal obligations are fulfilled.George's excellent communication skills and meticulous attention to detail are essential in managing our ever-expanding property portfolio to the highest of standards.

    Sue is a Director of the company, a graduate, and provides invaluable support for the whole office.Committed and hard working, Sue is a team player. One of her principal roles is accounts work, overseeing the processing of clients' monies in our Management Department. However, her long association with estate agency ensures that she is familiar with all aspects of our office practices and she can deal with customer enquiries regardless of whether they are sales, lettings or management related.A customer facing company can only be effective and confident when the "back office" procedures are running smoothly and efficiently. Sue's early career was in Hospital Pathology, where it was essential that she approached all tasks with full concentration and attention to detail. Sue maintains this approach in her current role.
