    Tracy Hall MARLA - Associate Partner
    Tracy attended King Edward VI College in Stourbridge where she successfully gained her A Levels before joining the family business in 1985 She went on to become a qualified member of The Association of Residential Letting Agents in 1999. Tracy has a wealth of experience in the industry. She manages the day to day running of the Lettings and Property Management department, which has developed considerably, and now manages in the region of 1000 properties throughout several Counties. Tracy's role within the company also involves rental appraisals, taking on new instructions, accompanied viewings, tenant selection, negotiating tenancy agreements, preparation of inventories, property management & end of tenancy checks. In her spare time Tracy enjoys walking, swimming and socialising with her friends and family.

    Janis Haden MARLA - Lettings Negotiator
    Janis began her career in Estate Agency some 28 years ago, and is one of our longest standing members of staff. Before joining Doolittle and Dalley in 1995, she had previously worked as a lettings negotiator at Whitegates (formerly Cattell & Young). In 2000 Janis achieved her certificate in Residential Estate Agency and became a member of the Association of Residential Letting Agents. As a senior negotiator Janis's key responsibilities include; rental valuations, viewings, routine property inspections, inventory preparation, and dealing with landlords and tenants alike. Janis is also a part of the Accounts team ensuring Clients/Suppliers receive their payments. In her spare time Janis enjoys her regular exercise class and socialising with friends and family.

    Lesley Smith MARLA- Lettings Negotiator
    Lesley began her career at Doolittle and Dalley in the year 2000. Keen to progress her profession within the lettings industry, she became a qualified member of ARLA in 2003. As a senior negotiator Lesley's key responsibilities include; rental valuations, viewings, routine property inspections and inventory preparation in addition to tenant referencing and liaising with landlords. Her affable nature has proved popular with Landlords and Tenants alike and she has become an essential member of our team. In her free time, Lesley takes part in outdoor pursuits, she enjoys live music and loves to look after her grandchildren on a regular basis.

    Alex Webb - Lettings Negotiator
    Alex joined Doolittle and Dalley in 2007, having previously worked within the industry. Her role as an experienced lettings negotiator means that she is responsible for the letting and management of properties, as well as arranging and carrying out viewings, putting properties on the market, offering properties to tenants, arranging repairs, carrying out inspections and end of tenancy checks, producing full inventories and taking photos. Her broad knowledge of the local area is invaluable, meaning she has become an integral member of the lettings team. At the weekends Alex enjoys outdoor sports, shopping and socialising.

    Elaine Powell - Lettings Negotiator
    Born and educated in Halesowen, and attended Stourbridge College to complete a secretarial course. Elaine has over 30 years' experience within the Estate Agency Industry, initially having worked for a firm of Chartered Surveyors in Birmingham as a Trainee Negotiator. She moved to Kidderminster in 1992 and joined an independent Estate Agent, and went on to become a successful Sales Negotiator. Elaine joined Doolittle & Dalley in 2008, having great knowledge of the local area, she enjoys the fast pace of lettings. As a lettings negotiator she carries out rental appraisals, viewings, routine inspections, referencing and deals with maintenance issues. In her spare time Elaine enjoys eating out, going to the cinema/theatre and is a keen retail therapist.

    Ann Mace Bsc (Hons) PCGE - Letting Negotiator
    Having worked in the public sector for 20 years an opportunity arose to return to full time education and gain a BSc(Hons) in Business Administration and Sociology. During Ann's studies she undertook a placement with a large Mechanical and Engineering Company engaged in business development and customer satisfaction. Having completed her studies she started lecturing at a Further Education College in Tamworth and Lichfield and gained a Post Graduate Certificate of Education and then lectured part time at Leicester University in business management. Ann also provided an outsourcing business service for small businesses in credit control, marketing and customer account handling. Having moved to Kidderminster she started working at Doolittle and Dalley as a Letting Negotiator / Property Manager in October 2016 and is currently studying for her Level 3 Technical Award in Property Management with the Association of Residential Letting Agents (ARLA). In her spare time she is involved in the Campaign For Real Ale, music and event management and enjoy card making and crafting.

    Having grown up in the local area Mel gained a secretarial/administration qualification at Kidderminster College, and later joined the team here at Doolittle and Dalley in 1999. Her role in the office involves the efficient handling of applicant and tenant enquiries, matching tenants to properties, managing maintenance issues and producing tenancy agreements and drawing up inventories. She prides herself with having great organisational skills and attention to detail. In her spare time Mel enjoys long walks with her dog 'Murray' and loves travelling.

    Claire Johnson - Lettings Administrator
    Claire joined the Lettings Team at Doolittle and Dalley in July 2017 after working in Birmingham for 16 years as a Personal Assistant and deciding to work closer to home. Her role as a lettings administrator involves handling of applicant and tenant enquiries, taking telephone calls and dealing with the same, dealing with maintenance issues where needed, production of the necessary lettings letters and tenancy agreements once the property has been offered and general administrative duties. Claire also enjoys getting involved within other projects within the business when asked. In her spare time Claire enjoys socialising with family and friends.

      Selecting an Estate Agent

      Choosing an estate agent is an important decision. Doolittle & Dalley has been established since 1893 and in the 125 years trading has built a reputation for quality service.

      Instructing a Solicitor

      We work closely with all of the legal firms within Kidderminster and Bridgnorth, and therefore we are more than happy to help you choose your Solicitors.

      Presenting your Property

      Before you put your home for sale on the market you have to consider how you will present it for sale. Your home doesn't need to feature the latest design trends or contemporary furniture to make an impact; you can create a sense of space, light and ambience by making minor changes and applying simple presentation techniques. The first impression of your home for potential buyers will most likely be from an internet listing so it is essential you have your home photographed to sell in a way that shows it at its best.

      Marketing your Property

      Here at Doolittle & Dalley we provide you with regular marketing updates and straight talking good advice. All our properties benefit from 24 hour marketing coverage on the leading property websites including: Rightmove and Onthemarket.com. Your property will also benefit from our full colour property details and a window card in our L.E.D window display.

      Our computer software also allows us to automatically email out your property details to new applicants registering with matching criteria.

      Accompanied Viewings

      Our opening hours allows us to respond to enquiries about your property efficiently and maximise viewing opportunities.

      We offer a dedicated and unrivalled service 6 days a week. Our office is open 9.00am - 5.30pm Monday to Friday and 9.00am - 12.30pm Saturday.

      We will happily accompany viewing appointments ensuring we are on hand to answer any questions immediately and advise where necessary.

      Receiving an Offer

      Once we have received an offer on your property we will notify you straight away. We will put the offer to you verbally stating any special conditions of the offer.

      We can request the buyers to provide proof of their ability to proceed.

      Offer Agreed

      If the offer is acceptable to you then we will write to all parties to confirm the agreed price and possible conditions of offer. We will ask you to confirm your solicitor's details so we can prepare a memorandum of sale.

      We will keep in touch with all parties and keep you informed throughout this process.

      There are no legal obligations until contracts are signed and exchanged.

      Your solicitor will send you questionnaires about the property which you will need to answer and return.

      Once your solicitor receives the replies from the questionnaires they sent you they prepare the Contract Pack and send it to the Buyers Solicitors.

      The Buyers' Solicitors then ask questions about the property which your solicitor will answer from the documents they hold or they may need further information from you. Your solicitor arranges for you to sign the Contract and Transfer and you agree a completion date with the Buyer once:

      • All enquiries are answered and confirmed by your solicitor
      • There is evidence of a clean title
      • All queries over the lease (where applicable) and local searches have been addressed.
      • Fixtures and fittings to be included in the sale have been agreed. The buyer has received their mortgage offer / has their cash funds ready

      Contracts are exchanged and the completion date is set. The Buyer pays the Deposit to their solicitor (usually 10% of the purchase price) who transfers it to your solicitor.

      You will make arrangements to move out and to hand keys the keys to us.

      On the completion date, you move out. Your solicitor sends the transfer to the Buyers' Solicitors, disburses our fees, pays off any mortgage, deducts their fees and pays the remaining balance from the proceeds of the sale over to you.

      Once the money has cleared in your account your solicitor will inform us to release the keys.

      Arranging your Mortgage

      Firstly we would advise you to arrange your finances and, if required, arrange a mortgage agreed in principle prior to starting your property search. This will enable you to set your budget correctly.

      We can put you in touch with a local mortgage advisor if required.

      Register your Interest

      Register with us for property updates by either calling us or visiting our office and we will input your search requirements into our database and you will be automatically updated on properties that match your criteria. You can also register by clicking here.

      After discussing your requirements, we will keep you up to date via email/post or by phone with new properties onto the market that match your criteria.

      Viewing a Property

      We highly recommend an early viewing appointment in order to secure a property. We will accompany you to your viewing appointments ensuring we are on hand to answer any questions immediately and advise where needed.

      Our office is open 9.00am - 5.30pm Monday to Fridays and 9am - 12.30pm Saturdays.

      Making an Offer

      Once you have found a suitable property, and informed us of your offer we will put it forward to the seller. It may be requested that you prove you are in a position to proceed. For example by providing proof of cash funds or evidence of your mortgage agreed in principle.

      Offer Accepted

      Once your offer is accepted we will write to all parties to confirm the agreed price and possible conditions of offer. We will ask you to confirm your solicitor's and mortgage broker's details so we can prepare a memorandum of sale.

      Instructing a Solicitor

      You will need to instruct a solicitor and ask your mortgage broker to proceed with your application.

      Choosing an efficient reliable solicitor can be key to the success of purchasing a property. We are happy to recommended tried and tested local solicitors.

      Conveyancing

      Your solicitor will deal with the conveyancing process and we will help assist. We will keep you up to date along the way.

      Once your solicitor receives the Contract Pack from the Sellers' Solicitors they will apply for searches and ask the sellers' solicitors questions about the property.

      When your solicitor receives answers back from the seller's solicitor they will be sent to you along with reports from the search results

      Survey and Mortgage Offer

      A surveyor will conduct a survey of the property on behalf of the mortgage lender. They will advise on the value of the property and notify if there are any structural problems.

      A mortgage offer will be sent to you to sign once the mortgage valuation report is received.

      Exchange of Contracts

      Contracts are exchanged and a completion date is set, once the solicitors have everything in place, including, search results, answers to enquiries raised, deposit monies and a mortgage offer.

      Your solicitor will send the deposit to the Sellers' Solicitors and a completion statement and bill from your solicitors will be sent to you for payment.

      Completion (Moving Day)

      Completion occurs when the remaining monies are transferred to the seller's solicitor from your solicitor.

      Once the money is cleared funds in the seller's account we well release keys to you.

      Richard joined the family business in 1982 and became a partner in 1992. He originally qualified as an Associate of the Incorporated Society of Valuers and Auctioneers (ISVA) in November 1987, later becoming a Fellow of ISVA in September 1995 and subsequently a Fellow of the Royal Institution of Chartered Surveyors (RICS) on the 1st January 2000 following the merger of ISVA and RICS. Richard is also a Member of the Association of Residential Letting Agents and is an RICS Registered Valuer. Richard's day to day work involves a significant quantity of valuations and negotiations on behalf of owners and occupiers of agricultural, residential and commercial properties. Richard has a passion for farming and outdoor activities.

      John attended King Charles 1st Grammar School, Kidderminster and joined Doolittle & Dalley in 1967 being articled to Senior Partner Raymond Hall. Qualified in 1973 as an Incorporated Valuer (ISVA), and a fellow of the Royal Institute of Chartered Surveyors in 2000. Promoted to Associate Partner in 1980 and Equity Partner in 2000. Also a member of the Association Residential Letting Agents, and an RICS Registered Valuer. Long standing connections with the Carpet industry, and over many years clients throughout the Kidderminster and Bridgnorth areas. Experienced in all Residential, Commercial and Agricultural property matters. A lifetime dedicated to family and this career.

      Claire Adams MICBA - Commercial Property Team
      Prior to joining Doolittle and Dalley in 2009 Claire's career has been of an accounting nature having gained her AAT level 2 qualification. She joined the company on a 12 month maternity contract as an accounts assistant reconciling the client account (accounts receivable and payable) and maintaining the current account ledgers. Her enthusiasm to learn, communication skills and natural hands on approach inspired her to take a transition in her career and in 2012 she attained her Technical Award in Commercial Property Agency. Whilst managing the day to day running of the accounts department she mainly specialises in negotiating new commercial leases and property management as well as commercial property sales throughout North Worcestershire. Claire's hobbies include Horse Riding and country walks with her Labrador.

      Having previous experience within the industry, Louisa joined Doolittle & Dalley in 2017.       Corinne Foord
      Receptionist /Property Sales and Lettings Assistant

      After leaving Summerhill School in Kingswinford, Corinne enjoyed a varied career whilst working and living in London for over 10 years. This included working in Advertising in Fleet St, a Media Law firm in the West End and Belvoir Lettings in Essex before returning to the West Midlands in 2005. Corinne joined Doolittle & Dalley in 2017 and is a key member of our team assisting the sales, lettings & commercial departments with all administrative duties. Her other responsibilities include dealing with the public in reception, both face to face and over the phones. During her spare time she enjoys spending time with her daughter, cooking, socialising and a keen gym member.
