Firstly, simply contact us to arrange a free market appraisal at a time to suit you, and we come to you for a face-to-face appointment in your home. We write to you following this appointment, then leave you to make your decision without any pressure at all.
When you are ready, you can then contact us to formally instruct J Lord & Co to sell your home. We make an appointment to come and take high quality photographs and create your all-important floorplan. You then sign a contract and arrange for an Energy Assessor to come and produce an Energy Performance Certificate for your home.
While we produce a sales brochure, every member of our team visits your property to introduce themselves, and to familiarise themselves with the property. It is at this time we ask that you provide us with keys to your home.
We launch the property to the market, arranging a for sale board, if you would like one. We display your property widely online, on our social media channels, and in our windows. We contact our database of registered buyers to let them know your property is for sale.
We qualify potential buyers before they arrange to view your home, then we contact you with plenty of notice for accompanied viewing appointments. We meet potential buyers at your home and give them a guided tour of your property. We obtain honest, constructive feedback from the potential buyers the next day, or earlier if possible, and promptly convey this to you.
Whilst your property is on the market, we offer consistent support and advice, and contact you regularly with relevant updates.
When we obtain an offer from a buyer and put this forward to you immediately. We research the buyers' financial position and speak with their Estate Agent and solicitor. We agree a sale, then obtain solicitors information for both yourself and your buyer. We can personally recommend trusted solicitors and financial advisors, if required.
We contact the solicitors weekly and update you with the progress of your sale, tracking any outstanding issues and ensuring all channels of communication remain open. We book the survey appointment for your property and guide you through any issues that may arise from the survey results.
We assist in negotiating completion dates to suit yourself and all other parties involved. We contact you to confirm once an exchange of contracts has taken place, and then we order your 'sold' board.
We liaise with yourself and your buyer on the day of completion, making sure you have plenty of time to vacate your property. Then on the day of completion, we hand over keys to your buyer.
