James Douglas began with a philosophy of service, a belief that in too many areas of business service doesn't seem to enter the vocabulary of the people on the other end of the telephone, or on the other side of the counter. The idea behind James Douglas was to create an 'angelic and blissful' service experience, to remove the hassle for the customer out of the process, making it an all over pleasant interaction with the company.

Sell your property with an agency you can trust
    • paragraph

      image cannot be displayed

Whether it's you're first time or the tenth time selling a property it can be a confusing and difficult process but this is where an experienced estate agent comes in to play.

Here we have outlined main stages involved in selling your property.

    • paragraph

      Valuation
      image cannot be displayed

At James Douglas we feel this is the most important stage as if done incorrectly this can have a massive knock on affect further on down the process.

Ensuring the property achieves the best possible price but then not to be down valued on the mortgage process is a very fine art and something here at James Douglas we feel we have down to a tee.

    • paragraph

Getting your home ready for market
      image cannot be displayed
This bit is down to you! Presenting your property in the correct way will help maximise the amount of interest we will receive in the property as well as helping maximising final price achieved.

We understand that sometimes it can be difficult to keep a property in a show home condition due to people's busy life's. The most important time to get this right is on the initial marketing photos we suggest doing the following before photo's

De cluttering - This may upset your children but this includes putting children's toy's away or stored in the attic until a sale has been agreed)

De Personalising - Remove any photos or personal items, viewers need to be able to image themselves living in the property and the majority of the time find this difficult if surrounded by another families' photo's

Does your property have kerb appeal? First impressions count, if people do not like to outside of the property they are less likely to want to look inside. Make sure windows and fascias are clean, front and rear gardens have been tided and the front having a fresh coat of paint if needed.
    • paragraph

      Marketing your home
      image cannot be displayed

Once your home is looking at its best we can carry out our marketing take on, this involves quality photos, measurement's and full descriptions room by room, gathering all paperwork from yourselves to comply with anti-money laundering regulations and all other information that will be useful to a potential buyer such as council tax and average cost of bills.

All viewings are accompanied by one of our local property professionals and feedback will be given after each viewing as feedback is key getting the property sold and to keep you the Vendor informed of what is happening with your home.

    Buying a property
    • paragraph

Buying a property whether it's your first time or you're an experienced investor it can be a long and daunting process so we have put together a guide to give you enough information to take the stress out of buying a property.
    • paragraph

      A mortgage in principle
      image cannot be displayed

Even before you begin searching for your perfect home, it's important to know what you can afford to borrow so we advise you speak to an independent mortgage adviser who has access to the whole of the mortgage market (Will offer products that they will and will not get paid on). They will then confirm what you can borrow and this will of course, influence your property search.

We work closely with a couple of selected local mortgage advisers so feel free to get in touch and we can pass on your details to arrange a free appointment.

    • paragraph

At James Douglas we appreciate how difficult it is to view properties during the standard 9-5, so we do everything we can to work around you. We carry out Sales viewings Mon-Thursday up until 6.30pm and 5pm on Friday and Saturday.
    • paragraph

      Making an offer
      image cannot be displayed
So you have found that perfect property it's time to make that offer! When deciding on what to offer you need to take in to consideration all extra costs such as stamp duty (if applicable), solicitor's costs and any works that may need to be done on the property.
    • paragraph

      Instructing a solicitor
      image cannot be displayed

Once your offer is accepted you will then need to instruct an efficient and experienced conveyancer Choosing a conveyancer that has good local knowledge and updates clients regularly makes a huge difference in how smoothly the transaction goes through.

Once an offer has been accepted we will sending out letter and a memorandum of sales (MOS) to both parties' solicitor's so they are able to liaise with each other.

    • paragraph

      Surveys and mortgage offer
      image cannot be displayed

Once an offer is accepted your mortgage company will want to carry out a mortgage valuation survey. As a buyer at this stage you have the option to upgrade your survey to a home buyers report or full building survey. A survey would point out any structural defects and advise on the property value.

This point can be very stressful for both buyer and seller if issues arise such as down valuations or further reports being required for example a requirement for a damp and timber survey, but don't worry this does not mean you cannot proceed, if you are buying via an experienced agent they would of more than likely come across these issues on a number of occasions and know they ways to resolve them.

    • paragraph

      Conveyancing
      image cannot be displayed

During the conveyancing process, your solicitor will examine the draft contract and supporting documents and raise enquiries with the seller's solicitor. You will be expected to go through the forms the seller has completed and let the solicitor know if you have any queries or concerns.

They will carry out property searches which consist of the following :

      • Local authority searches
      • Checking the 'title register' and 'title plan' at the Land Registry
      • Checking flood
      • Water authority
      • Chancel repair search
      • Environmental Search

Optional and location specific searches - sometimes extra searches are required or recommended depending on the location or type of property or due to particular concerns raised by the buyer.

    • paragraph

      Exchange and completion
      image cannot be displayed

This occurs when the solicitors are satisfied with all enquiries and the searches have been completed. On exchange, the deposit is then paid along with stamp duty if applicable and the final conveyancing costs. Both parties' solicitors then fix a mutually agreeable date for completion.

Once you exchange you are legally committing to buying the property.

Completion will happen once all monies have been transferred to the Vendors (seller) solicitor and then the selling agent will be given permission to release keys.

      Residential Property Management
      image cannot be displayed
As the core of our business, we take huge pride over delivering a quality and value added service. It is an industry that many believe they can do themselves, but when the responsibilities of a property manager are fully understood and the consequences of getting them wrong, it is easy to see why the educated property owner hands over this job to a full-time professional.

Even those highly experienced in the industry look to have their properties taken care of whilst they spend their time on their day job, looking for the next purchase or simply enjoying the fruits of their labour knowing their tenants are safe and happy and their income is generated along with the capital value preserved.

      Commercial Property Management
      image cannot be displayed
Whilst commercial property management requires a less intensive day-to-day management than other management areas, it essential the right expertise is applied to this more complex area.

The management and negotiation of leases at the outset, especially lease terms and apportionment and oversite of the common areas require particular consideration to reduce costs, ensure a clear and simple understanding of terms by tenants and maximize the recovery of costs over the long term. This is particularly important for mixed use developments which are becoming increasingly common in city centres.

      Block Management
      image cannot be displayed
Block or Estate Management is the day-to-day care of the freehold of a building containing flats or the grounds around with a number of blocks of flats on the site.

This can be done on behalf of freeholders, leaseholders that have formed a Right-to-Manage company or leaseholders that are also shareholders in a company that owns the freehold their property is situated in.This can be a fairly complex process with many caveats laid down in law which is often made more difficult by the different long term goals of the owners and interactions between freeholders and leaseholders and between individual leaseholders. It is always best to have a professional third party to manage this process to provide experience and give advice on the best way of going forwards.

      Purpose Built Student Accommodation
      image cannot be displayed

As the expectations and demands of students has continued to grow in both the standard of their education and where they live, so investors and developers have striven to match and very often exceed that expectation. Gone are the days of damp and cramped properties as the rise of purpose built student accommodation allows not just top quality living but a range of services surrounding it.

Unfortunately the provision of property management services into this field has not kept pace with the developments that have been going up. It is vital given the size and significant investment levels to create these assets that the developers and investors choose the right manager to take day-to-day control. It is also essential that the manager is brought in to consult on the development at the design stage to advise as very often small changes can make running the assets much more cost effective.

The professionalism has been top class
After being on the market for a very long time with other estate agents my mother decided to try James Douglas. I must say the quality of service and professionalism has been top class. Dealing with Nathan at their Pontypridd office has been a pleasure, from the valuation, the photos he took, to communication with my mother and myself has been outstanding. Even though it's only been on the market for a couple of weeks there was more interest than ever and now looking to close the sale. I don't normally write reviews but I felt I had to, thank you so much Nathan it's been a pleasure.
