    - Once you have contacted us, we will visit your property and carry out a market appraisal whereby we advise you of the current rental value, lay out our marketing strategies and showcase our award-winning service for you.

    - If you are happy to proceed with us, we will come to the property, take photographs, take measurements and produce a floorplan.

    - Kingsleigh will then prepare your bespoke marketing package, which will not be launched until you are ready.

    - Full marketing will involve internet coverage with all the major portals, social media postings, your property featured in our office window - situated in Dedham High Street - in addition to informing our large database of applicants of your property.

    - We provide two different services for our landlords: 1) A Tenant Find service and 2) A Fully Managed service - please see full details in the Fees section on our website.

    - We offer a discreet marketing option, whereby we carefully analyse our extensive database of applicants and contact those of whom are looking to rent a home like yours!

    - In normal circumstances we will accompany viewers to your property and advise you of any interested parties.

    - Kingsleigh will carry out our due diligence obligations to ensure all interested parties are referenced and show proof of financial status before contracts are signed.

    - To protect both our landlords and tenants, we organise inventories, interim inspections, checkout reports.

    - Security deposits are lodged with TDS Custodial - a government approved scheme.

    - For our fully managed properties, we will organise any required maintenance repairs.

Renting a property through Kingsleigh

    - Once we introduce you to the property you would like to rent, we will approach the landlord on your behalf.

    - We will ask you to provide photographic ID and proof of address for our Right to Rent checks.

    - Referencing checks will be carried out independently by The Lettings Hub.

    - To protect both our landlords and tenants, we organise inventories, interim inspections, checkout reports.

    - For our fully managed properties, we will be a point of contact for any maintenance issues throughout the length of the contract.

    - If you rent a property through our Tenant Find service, we will ensure you have the contact details of your landlord.

    With parents who bought and sold many properties during his childhood, Peter was always destined to get the property bug. 
    Peter has now worked in the industry for almost 20 years, leaving his role as Senior Manager in the corporate world in 2017 to branch out on his own, opening Kingsleigh in August of that year. 
    A self-confessed workaholic, Peter also has his own property portfolio, and manages several units in Houses of Multiple Occupation. 
    Peter is known for his excellent market knowledge and his constant drive to offer the best possible service to his clients.

    Director 
    Peter's sister, Sarah, joined Kingsleigh from the outset and was an integral part of the initial set up of the company; she took up her Directorship in 2020. 
    Sarah previously worked as a manager in insurance before having children and worked in schools whilst they were younger to enable her to enjoy school holidays with them. 
    Predominantly working behind the scenes, Sarah's fastidious nature ensures that all things admin, compliance, and training are kept up to date. 
    Sarah also works alongside Nicky for the lettings side of the business.

    Like Peter, Jo had previously worked in the corporate world before joining Kingsleigh in 2018; she has over 30 years' experience in the property industry and there is little that she hasn't come across before in sales transactions.

Sarah also previously ran her own business, and the knowledge and experience she acquired in that venture lend themselves perfectly to all matters of compliance.
